 Serviced Apartment Monthly Maintenance Cost

Hi all, my service apartment going to have an EGM soon to increase service charge. They had propose their budget on various expenses category. So I want to get others condo/service apartment's monthly maintenance cost for comparison, see whether they charge me abnormal fee or not.

Let me start with my service apartment first.

Name of condo/service residence: You Residences
Residential/Commercial title: Commercial
Total Blocks: 2
Total Floor: 27 & 30
Total Units: 375
Service Charge psf/psm/share unit: RM 2.50
Total Service Charge Collect: RM 104650
Total Expenses: RM 129000

mine 150 include sinking fund, 950 sq residential title

Charge by square feet? But you take care everything inside your house! laugh.gif

The higher the building the more tenants but the land area still the same. Therefore, the more tenants, should be the more cheaper.

For me it should be how much on top what the security service charge. What maintenance the money collected is used for, then it is more fair how much to charge monthly.

This is just my opinion. I'm not living in condo smile.gif

No such thing of "standard fee".

It depends on the management expenses and density of the apartment as well.

If there is questionable high expenses that lead to management needs to charge higher maintenance fee, then raise it during AGM/EGM or perform an auditing process.

1) whats the average fees paid per unit ?
2) whats the percentage of collection rate ? 104 k is based on 100% collection rate? most condos wont get 100% ollection rate ...
3) whats the major opex ? security?cleaning services? maintenance of facilities?
4) what sort of facilities available
5) how old is the condo ?

1. between 150 - 480
2. not sure on collection rate, 104k is total billing
3. security, cleaning, electricity, and management office staff & managing agent fees
4, gym, swimming pool, sauna
5. 1.5 years

maintenance fees is to clean the place. maintain it properly. also for provision of electricity to common area (electricity not cheap) etc.

sinking fund is for structural or additional structures (replace playground swing etc) or to beautify the place put pokok

i think it will depends on the facilities provided as well..agree with cherroy..if you think it is expensive just raise it during your jmb meeting
