Saya fikir tidak.. kerana saya kenal ramai je orang yang ada 10 hartanah tapi tak bankrup pun? Malah semakin kaya lagi adalah. Atau mungkin ada yang fikir ini salah mereka kerana ambil cashback. Tapi saya sendiri dan ramai je orang yang saya tahu ambil cashback dan so far alhamdulillah masih okay dan sewa elok sahaja boleh cover. Jadi rumusan saya adalah mereka dalam situasi begini kerana mereka beli hartanah yang salah, dengan niat yang salah. Mereka beli sebab cashback, dan mereka tak tahu bezakan hartanah mana yang bagus dan yang mana yang tahi dan bakal merugikan mereka. Sebab tu kalau hartanah yang di beli itu insyaAllah okay kalau penuhi 7-criteria. Dalam kes ini, hartanah ini langgar majoriti dari 7 criteria ni : 1. Kita tak bayar premium melebihi 20% untuk rumah baru VS rumah lama. Dalam kes ini mereka bayar 30%-40% lebih mahal. 2. Kita tak beli terlalu premium berbanding median kawasan. Dalam kes ini mereka bayar 60% lebih mahal. 3. Jangan bayar lebih dari harga Tier yang sepadan. Dalam kes ini, Cyberjaya merupakan Tier 2 , maksima harga psf sepatutnya kurang RM500psf dan nett harga patutnya bawah RM500k. Mereka bayar lebih RM750k seunit, memang cari nahas. 4. Beli kawasan yang ada banyak booster hartanah. Dalam kes ini, tiada MRT yang boleh jalan kaki, atau mall. Limited booster. 5. Beli kawasan yang supply terkawal. Cyberjaya, ada terlalu banyak supply kondo baru. Dan jumlah penyewa terutamanya student makin berkurangan. 6. Beli hartanah yang tak perlu tunggu lebih 5 tahun untuk buat duit. Dalam kes ini sebab beli pada harga 750k-800k, beliau kena tunggu 10-15 tahun baru ada kemungkinan untuk buat duit. Senang cerita, diorang overpay. Mereka perlu dapat penyewa yang sanggup bayar lebih RM3,500 untuk cover bayaran bank. Hari ni dan untuk the next 10 tahun, kebarangkalian untuk dapat penyewa pada harga begini is almost imposible. 7. Beli hartanah yang ada multiple rental option untuk dapat break even rental. Kat Cyberjaya, susah nak cari penyewa yang sanggup bayar lebih RM3,500 sebulan untuk kondo begini. MRT jauh dan tak boleh jalan kaki. Jadi ini bukan salah mereka beli kat Cyberjaya. Ini bukan salah beli sampai 10 unit. Ini juga bukan salah beli dan ambil cashback. Punca result ini bagi saya adalah kerana ketamakan dan beli tanpa ilmu. Tak faham 7 kriteria dan beli sebab kelabu mata mahu kaya cepat. Cashback bukan duit free, dan kita kena bayar balik. Dan ini punca kenapa saya selalu cakap majoriti 99% hartanah yang bagi cashback adalah hartanah yang tak bagus dan akan gagal 7-kriteria. Bak kata pepatah melayu moden, tak hensem takpe janji faham 7-kriteria.
