Good Day everyone! Once upon a time, i was skeptical about CJ and SEG until some of the members here gave me vital advises on this location. I read and research over n over again n drove over the place to have a feel. I was amazed over the infrastructure, landscaping, and wideness of the road leading to SEG. Eventually, i bought a unit in SEG. It was phase 2 but it is never too late. Driving by using the Maju Express was a breeze going to Cheras, KL. I just shifted in and getting familiar with my new surroundings.
We at SEG dont even bother about CJ haters or "laser-tongue", as those who bought a unit at this place is surely living in a resort place. Thanks to bro Mr. Yap and Soros for your insights and guidances along this forum thread.

Of course its @#^^& hot, u think we stay in the Artic? In the Sahara desert, the air is much cooler as we approach the night. Beware of scorpions, gila monster and poisonous snakes.....its every where.

Oh you are a student! I have been a lecturer b4 and a researcher/consultant currently. Here, you are addressing in the forum full of professional people in their best fields and you don't classified them as desperate CBJ investors giving out inaccuracies. As a student, you must not refer things that you only read at a 'surface'. There are people who stated, "Oh based on my research that the ringgit will not be bashed by the USD after touchingRM3.80". The statement only shows a "sweeping statement" or 'hear-say'. The word research is often abused by people who read less and talked volume. So hopefully you will learn something from here.

Not the best investment. Average. Rental definitely cover bank installment @90% loan. Its fully paid now with pure income rental. But maintenance fee is not cheap post GST. Thanks for your vital information. I guess most of us here are owners of landed properties for own stay. It is good news that your rental income can finish paying of the loans. Dont be despair as the rental dropped and it is not only happening in Cyberjaya but elsewhere. Some properties which are 'shining' few years ago are losing it's lustre but again those who bought during the subprime crisis in US before the price shot up are buying at reasonable prices.

I fully agreed with you. Those who work and needs to travel using the LRT to KL or other parts of the Klang Valley prefers to stay near i.e. walking distance to the transportation hubs. It emulates the concept of staying in big congested cities like Singapore, Hong Kong, Tokyo etc. One must understands the property market not only in KL but other cities and not based on 'hear-says' or surface reading by Bean Counter.

But my definition of TROLL besides the usual definition is people who are neglected of attention or prominence at a young age will often behave like this when they get older. They need "feeding" as what you forum users wrote are actually correct. So as advised by the majority - just ignore them. And that there can be others who post positive or negative remarks here. We just 'sieve' the noise from the postings lah.

Just sharing some knowledge - Many years ago, Puchong is termed as a 'backwater' and you see people raised their eyebrows if you mentioned about it. Look at it today, it's a congested place having even 5 dim-sum restaurants along the road with long queue during the weekends. Then let's look at Mid-Valley - many years ago so many commented that the name sounds weird and said, "die lah this project n in the middle of nowhere". Look at it today, it's congested and it's a happening place. I regretted at that time I did not buy North-Point n also having empty pockets at that time. We must have a vision on a particular place if we want to buy. The top-notched developers have better radar than us when come to developing a particular region and again it's not based on 'hear-says' or surface reading. One thing I personally like about SEG is that they conserve the trees and did'nt chop for development. Any forum users in this forum agree with me on the viability of CJ?
