Even though it’s Malay majority, I think there’s still a sizeable Chinese population here. Just look at the students in SRJKC Union. The ecosystem to support Chinese population is slowly improving and its a lot better compared to 5 or 10 years ago.

As for Malays, I think majority are still middle class which is why you don’t see rempit in Cyberjaya except Grab or Food Panda riders.

I don't think they contribute much anymore as the local population is sustaining those eateries.

But isn’t CBJ population increasing? The best evidence is traffic jams. Yes, there are still oversupply but if the population is increasing, then the oversupply issue will be solved in a few years time.

As for people who bought CBJ to flip or rent and making losses, there is no one to blame except they make a wrong investment decision.

The fact is there are more and more people moving into CBJ for permanent stay which is not a bad thing. It’s definitely not a ghost town like what a lot of people say a few years ago.

The service already ended in September 2021.

Unfortunately for now, the best option is the ERL. Pros is the timing is fast and on time. Cons is costly and you have to pay for the ridiculous high parking rate too.

By March, MRT could be a cheaper option but the cons is it won’t be as fast as ERL.

If they are B40, how can they afford commuting daily to KL PJ via MEX? The toll cost is so high. I think it’s more middle class than B40s

There is oversupply of condo in Cyberjaya today. Look at how many condos completed in the past few years. The lower rental is expected. Look at the number of new condos today compared to 5 years ago.

Serin rental was already around 1.4K even before pkp

That’s why I say most are not B40. More middle class. The rental is not that high in Cyberjaya but I don’t think it is that affordable to B40s except a few condos only. Rental is not PPR flats level.

You pergi balik is around RM10+.

You really think B40 can afford toll of around 200+ a month.

Don't forget the petrol cost will be around 200+ too if you just drive a Myvi.

Total every month transportation fees is 500+.

Even with lower rental in Cyberjaya, it is not viable for most B40's lah.

Most condos in Cyberjaya still can command rental of more than 1K a month.

You think B40's can afford transportation fees of 500+ and rental of more than 1K a month?

You see the cars in Cyberjaya. Mostly are not even Myvi, Saga or Axia too.

Mostly are middle income people and not really B40's.

I believe there are some B40's but majority are still middle-class people in Cyberjaya.

You really believe B40's can afford to pay transportation and rental of 1.5K a month?

Most B40's earn around 3K to 4K. 1.5K is already near to half of their income.

You look at the cars at SK & SMK Cyberjaya and SRJKC Union before and after schools.

The parents sending their kids there are mostly above B40's.

If combined 8k, they are not B40 anymore lah! They are M40 and considered as middle class.

B40 mean total household income below 4850. Household income mean both husband + wife income add up also not above 4850.

B40s are those who usually stay at PPR flats.

Nobody say they cannot stay here but it’s not feasible because the cost of traveling is too high.

For me, Cyber is actually better before PKP. Not so dead anymore but still relatively quiet. The best thing is blacks and arabs population reduced.
