If the area or development is in demand, auction price could be higher than mv and need not go through multiple rounds of auction before is sold.

I got a friend in Cheras renting out his property for 1500rm ( original quoted at rm 3,000 ) for over a thousand sq ft, apparently also affected by the 20 Towers in Cyberjaya.....so powerful the impact , perhaps the impact is nationwide.

No idea about condo in cbj, you would probably need to view some subsale units to make a better decisions (not using iproperty, instead call an agent and really go to view some units, in and outside cbj). Personally I try to avoid those mixed development i.e. condo with commercial title.

I think the township is good, doesn't give me any negative vibe like those I get in other town. Like for eg traffic, road side stall, messy parking, noisy.
Also good infrastructure, school, hospitals, mrt, shopping, eateries is within the vicinity albeit more exspensive. Fast Internet. no electricity and water / minimal Internet down time when I was there for 5 years perviously is a plus. Whole Selangor got water distrubtion but not in cyber.

I don't mind the now, I'm for the future. I think government will pour money to cyber just like how they did for petaling Jaya when kl is still government administration hq last time. Putrajaya need a satellite city to support its function.

Edited :- another important point, cyberjaya don't have land for factories / industrial. Only commercial + residential. So...

Kawan kawan, I’m wokring in Sepang and planning to buy a condo in cbj. Went LPR they offered fully furnished 1300sqf 3r2b. Fuh really like the interior design sia but monthly commitment included maintenance will reach 2.8k. Planning own stay the master bedroom and rent out 2 rooms as it would be too heavy for us the instalment. Each room rent at rm800 got market not? Haiz if not habis sia hard to cover.
Zz but my mom rejection gao2 complaint its too expensive 1323sqf 620k fully furnished izit a gd deal? Planning to flip after two yrs maybe

now many auction in cyberjaya... if you have some cash can bid thoseup....yu can geet 30-50% discount from their original selling price...

and many of those auction unit is still very new product
