You mean cyberview revised their masterplan 3 years ago? Or more like cyberview and developers were riding on kv property bull run market sentiment.
*
Lol...seems that u really know ntg about history but u like to quote history...

You don't do ur homework and that's the reason why ur point is always irrelevant ... but I really enjoy to see ur comment. I follow u in PJ icon too...

I asked u to check population growth of pass 3 years... and mentioned cyberview changed their plan in cbj. 2 separate points... such a simple point u Interpret as cyberview change their plan 3 years ago...riding on kv property bull run bullshit...haha

My dear student ...

Before "outside" developers were brought to CBJ, cyberview did developed some high rise. CBJ only became hot when the herd followed "outside" developers.

Unless cbj population could doubled in 2 years and tripled in 5 years, oversupply could be staggering.
*
CBJ only become hot when hers follow outside developers...lol

Again, it show that u totally don't understand CBJ. Can "outside" developer bring in...?

1. Primary school
2. International school
3. University
4. Cyberjaya hospital
5. MRT station
6. Smart traffic control
7. Electric public transport (EV bus)
8. Mnc job opportunity
9. CCC

CBJ buyer follow the factors above ... ur statement is so silly and simply no substance.

As if these facilities are not available in other township, existence at cbj or could double population in next 2 years.

Satellite township like shah Alam, Bangi took many years to double it's population and that was with industries. So far, cbj has only failed initiative e.g it, entertainment, etc to show.
*
Lol...again u miss the point, as u always did.

We are not debate about why CBJ is better than other township but u claim that herd follow outside developer.

Everybody follow development, same as all other township.

U claimed urself is a student and doing herd behaviour research (although I know it's a lie), the best example to study is urself ... lol

I'm asking who said CBJ is the bestest township? Show me the statement...don't use 1 lie to cover another lie my dear student. Can u show when they said CBJ is the best?

Actually what's wrong if anyone claim CBJ is their best? Just a choice of lifestyle...

QUOTE(MO1 @ Jun 19 2017, 09:49 AM)
BTW, the reality of the market demand for the 20+ wip towers is nowhere near as bleak as what you're trying hard to portray.

For example, the largest project under construction in cyberjaya (i.e. Lakefront prima with 7 towers 23-storey each) was 100% sold through balloting in december 2016 (8,736 applicants for 1,932 units offered - around 4.5x oversubscription; 90% of applicants aged below 40; 47% single; 42% female).

Like-for-like (i.e. location, type, size, facilities and built-quality), prima houses are about 15% cheaper than what offered by private developers (as prima takes less profit margin for itself).

The massive 4.5x oversubscription is clear proof of a huge pent-up demand for residential properties in cyberjaya. However, due to the generally soft property market nationwide, potential buyers are resorting to a waiting game for better deals.

Hence private developers are advised to take heed of this signal - not necessarily via direct headline price reduction, as it would be unfair to their already purchasers, but by offering better financing package (which would effectively lowered the headline price).
*
we cant verify your info above, it sounds good for CBJ

However, when come to statistic talk...Icy have to learn from you.

If ur info attach with a link then would be much better smile.gif

Be frank I'm lazy and won't bother to search the sales of prima. I wont do research to feed or debate with icy, bcos I have done my due diligence before I bought CBJ, that's good enough.

Property is simple, as long as live learn work play factor is right, then it just a matter of time.

There are many places that have potential why CJ?
*
Im staying in CBJ, with the current infrastructure (wide and organised road, smart traffic control) + all the coming developments (Hospital, school, CCC, MRT) I believe CBJ have a lot of potentials. Personal reason is I think CBJ is a good place to raise my kid, walk the dog, jogging, cycling....

Yes, there are many potential places and I invest in other places too.

We are not here to justify why CBJ is better than other township or why CBJ is a better place to invest over other place biggrin.gif

I just signed SPA for maple residence few days ago, and I am happy that I made this choice after visited few other townships. I just think this is where I want to stay with my family (I am not saying this is the best township in malaysia, just it suits me). To my surprise, the sales are pretty good although at current climate.
Would move into cbj in 2-3 years time and looking forward to meet all the good neighbours there. :-)
*
Congrats, if u think current is good now then it won't be bad in future ... govt still focus on CBJ.

Hi, I've been lurking in LYN for a few years. And while I respect some of the stuff you've posted here and in other subforums, I hope you will reconsider the stuff you post in this one.

I'm not telling you NOT to post, I believe in free speech. However I would like to draw your attention to the topic title - "Why U Buy". I think it's quite obvious you're not interested in buying, or at least your primary objective is not to really contribute to the actual topic.

Nothing illegal with what you're doing, but it's like going to a party and belittling everybody there.

Anyway just a friendly request, sorry if I've offended you.

- someone who used to respect you a lot

Sorry to say that ntg can stop her. Her persistency on this thread suppose to use on friends and family smile.gif

Yes, double storey, the show unit is ready at the actual site, I think you can visit them if interested. I booked before the show unit is ready and I am happy with the design.

Few reasons why I buy into cbj:
1) access to kl city center via klia transit (which I am taking now) and alternatively via MEX.
2) Chinese primary school will be available for my kids
3) wide road, not many cars
4) big unit size + freehold
5) ioi city mall is nearby
*
Some of my frens considering CBJ bcos of affordable landed, hospital and school.

After few visits, they don't think CBJ is far at all.

So funny to see that many ignored messages still posted by her
Btw, besides properties, we can chat on other tools of investment as sharing of knowledge

Great. A knowledgeable guru shouldn't get offended by a student at any time ... just keep calm

I still follow her in other thread and I find the way she analyse property is really funny.
