Hi all, anyone heard of this project ? Itz in Cheras near Taman Cuepacs.

I am interested in the duplex unit being sold for RM 268,880

The built-up is 1546 ft (2 storey) with an 8 ft balcony. It has the usual condo facilities e.g. swimming pool, gym ,BBQ area, etc.

I have seen the show unit and found it to be adequate. I am planning to move in after it is completed.

Any comments ?

How come got no website promoting... anyway I've never heard of it?

From your pose the build up is quite OK, its a decent size condo but to me the balcony is wasted of space (depends on your pov)!

but rm 260k seems reasonable for cheras. is it leasehold property? management fee how much?

Hi aaronpang, as far as I know, there's no website promoting this property. However, if you go along the Taman Connaught highway (heading towards Kajang) . .you will be able to see blue banners along the way. I personally like the balcony coz it allows a outdoor recreation space for me.

The condo is actually phase 3 of Taman Sg Sering, developer is Ara Asa Properties which I believe not many people heard of before. I believe Phase 1 (consisting of landed units) and phase 2 (medium cost apt) is almost complete.

It is a freehold property under construction, due to be completed by mid 2009. The maintenance fee per square feet is around RM 0.15 per sq ft so that adds up to about RM 235 per month.

Anyway, will you be taking the Tmn Connaught highway regularly after you move in ? Traffic is a major concern anywhere in Cheras but there are ways to shortcut it if you know the roads smile.gif

wow, if u know any shortcut to escape the jam... mus share wif me...

I work in ss13 pj, so using Federal highway towards tmn connaught there is the only way i know to go there.

I know there's a road that goes through Cheras Hartamas and to Leisure Mall. Not really a shortcut but will probably save some time. I haven't started exploring yet though.

Hopefully when the condo is ready, there will be a better exit to the main highway (instead of the narrow exit at the military camp now).

Fyi, the narrow road exit to the military camp will be widen to mayb 2 lane in the future. That is according to the Ara Asa salesman la. Dunno true or not the info.

But from what i see its most probably true coz there is alot of house development in the area so most probably it wil be widened.

Thanks for the update. I guess only time will tell if the road infrastructure around tat area will be improved. By right, the main access should be widened already due to a lot of new projects going on inside e.g. Tmn Sering. Sunway Cheras, Mah Sing project (forgot the name), Tmn Wangsa etc

And it will be best too if LRT could be built around that area smile.gif

Hi I just viewed the showroom for this condo this afternoon.
The show house seems nice, and the price is affordable, however my concern are not sure how will be the house look like
without all the renovation, anybody know hows the houses quality for this developer?
I like the place cause its low density, just not so sure it is worth for that price, first time planning to buy a property so
there are a lot of concerns over here.

i bought one from this developer (Ara Asa), quality wise, its ok, but quite a number of of what i consider "minor" defects.
It took quite a while for them to fix the earlier reported ones. Now i found out more, i am still waiting for them to fix it.
As for the area, i dont really agree with you that it is low density, it may be now but with the condo, semi d and the low cost flats coming up soon, it will be more people living there.

Hi, I just went to look at the show house today. I like the duplex unit and will probably get one of the unit. I am just a bit concern about the surrounding area, as it looks a bit disorganized at the moment.

i went to this showhouse earlier, looks good.
however i dont quite enjoy the road leading to that place, any other roads to get into this place ? fyi, i am using the road heading towards Kajang, just before the toll, turn left in.

Yeah I used that road too, I'll go and try to find another road through Cheras Hartamas road (the one exit after Leisure Mall) because I notice there's a road nearby heading towards Cheras Hartamas, so probably it can link through.

Hii.. I've been living in that area since 1982. Up until now, the road is still the same. Don't think the road will be widened though. But it will be good if somebody widened it.

Anyway, I bought one unit @ level 8.

my bf's father is property developer staying in that area for over 20 years. the whole entire taman orchid is developed by him. His dad, including himself just had a conference with S*nway management about the access lane from tmn orchid- main access, highway etc.. the S*nway refused to do so, coz of the security-wise... I dun understand why! anyway, din ask further info.

Well, i am one of the owner of Ara Asa Akasia Condo. Anyone of you (buyers) know when the CF be ready? I did check with the developer, 2 versions, one said the key could be collected this month end and another said in the middle next month, so not sure.

i have seen the showroom in Sering Akasia..the facilities not really good especially when the swimming pool is small.it should called a mini pool..but that won't really matter as the surrounding is quite peaceful and quiet at night.i would consider buying it but the agent is selling me around rm430k..is this worth buying? i have to act fast as there is 3units left

The developer penalty me a lot of money. Their panel bank delay their loan, the lawyer make mistake on their document it's took them a lot of time to get it done.
All is not my fault, the sales person promise they will put it as an special case at the end I still need to pay.

there's no bus travel in the residential place but u can either walk to Tmn Suntex bus stop or Tmn Cuepacs/ Alam Jaya bus stop, i think just walk around 10-15 min (subject to your walking speed) can reach either one.

I've check it seems that are buses if you walk a bit towards the old HVD area and there is quite a number of bus that go to kajang direction near taman suntex... Anyway must have own car if want to stay there smile.gif

Want to save cost and reuse the tiles. any owner actually got the code/unit number of the tiles in the kitchen and toilet?

Hi All,

Any one encounter wall cracking with leaking water? My unit is experiencing it... Just found out yesterday night..

I call our Ara Asa developer to fix it... I think now they try to tell me.. our warranty for the unit is expiring... They covered only 18th months .. from they day you collect the key and NOT after inspection... I told them i just found out and yet for pipe-ing only arise when you stay for long..

Our developer is a bit lack of supporting i could said.. My friend condo developer will fix for them even is within 24 months... cause this is to keep the good name for their future develop property.. i abit upsad with the building maintenance and developer for being so irresponsible..

Anyway they coming to check tomorrow, keep you guys posted for more.. reminder, please check any defect at ur house before is too late..

Well they sending ppl to check tomorrow morning.. Not here to complaint but also sharing... :(

I bought it I Feb. I heard from property agent that the cheapest available is from 380k and I saw a renovated unit for 500k recently.

I love this place, just that the developer not so helpful..

The leakage is minor, but when he come to inspect on such...
He is not so helpful and yet he will show u faces "oo the property is like that, if can no need to do major repair..
by asking you to accept it and not gonna help you to fix it" maybe just the attitude, but they will keep u notified..

I hope next year onward with the paid maintanence fees, the whole property can manage well.

So far I'm quite satisfied with the condition of the property + just went there just now its really windy with fresh air at night thumbup.gif

Before I took over the unit the previous owner did a checklist on the fault and I saw that they fix some crack and some minor touch up on the wall. Hope everything goes well reno in progress at the moment thumbup.gif

Hi all,

I just went to see the area today (am interested in duplex units, and this condo seems to have them in the affordable price range).
Looks quite alright from outside (I didn't actually go in), but did not really appreciate the road coming into the taman. The area seems a bit disorganized, and a bit "potong stim" when you have to squeeze your way in through that narrow residential road...... hmm.gif
Any feedback from actual owners staying there?
How is the security, neighborhood, workmanship, etc.?

I love this place, just that the developer not so helpful..

The leakage is minor, but when he come to inspect on such...
He is not so helpful and yet he will show u faces "oo the property is like that, if can no need to do major repair..
by asking you to accept it and not gonna help you to fix it" maybe just the attitude, but they will keep u notified..

I hope next year onward with the paid maintanence fees, the whole property can manage well.
The interior and exterior is well kept, rubbish can be well store, lift is well maintain.

Hi Snowy. My unit is facing the same problem,there is a some bubble appear on the wall. But I cannot find any sign of water leaking,my unit is conner unit facing the east.
My unit is still under warranty,not sure how they are going to fix it.

guys the current JMC has put up an email address to accumulate issue and pass it on to the building management to fix it. its SeringAkasia@gmail.com believe we can put in our problem in there. icon_rolleyes.gif

halo, everyone, today i will go visit the duplex unit at 11th floor, everyone can give some opinion , worth to buy and stay there? we planing buy it for our future house after married , environment, maintenance anything Ok?the maintenance quite expensive for me , but the big balcony design quite attractive.

for those existing resident please do advice me , any things need to highligth and notice???before i decide to buy it.

Stayed there since 2010, Its a very quite and friendly environment with basic facility.
They have recently painted the whole condo.

There is some issue with the pool but it would be fixed by middle of this year.

Other than that no big issue from the inside.

Have recently moved out. Can pm me incase if anyone interested to buy a unit there.
