 Blocking of Access to Car Park & Unit

Is it possible for a management office to block access to both car park and the residential unit?

A friend of mine has not paid many months of his management/maintenance fees and lately the Management Office has blocked him from parking his car as his designated car park (very common practice)

Apart from this, he is also unable to access the floor which his unit is located.

Kalau block resident gi carpark, we can understand. But how can you block the lift access to his unit?

Lift is under management. You no pay fees, don't use the lift. Take stairs. And pay that damn management fees.

Management office have right to block the usage of common facility if resident do not pay the management fee & sinking fund. access card at guard house and lift is consider common facility so management office have right to block. Residents also bar from using pool, gym & etc facility. If your friend unit using master meter for water, management have right to lock the water supply as well but nowadays water and electricity is belong to individual so cant.

Ask your friend to pay instalment to office to unblock. If not, your friend have to walk up to the unit.

he does not mind walking.
problem is if a resident can walk up, outsiders also can


hence, its only possible to use the staircase to walk downwards and not upwards

so bottom line is, management office has the rights to block his access to everything that is in the building.

Stay in condo but refuse to pay maintenance fees? Any reason for such actions?

not refused, he is having some personal issues/family problems.

thats why

nobody in his right mind would wanna skip paying maintenance/management fees

You sure it's your friend's unit and not yours? Just pulling your leg. Anyway if a police report is lodged, it is likely the police will respond by saying, "Bayar sajalah. Buat apa bikin semua susah".

Salaries of the security officers and cleaners need to be paid. They need to survive also. Maintenance of the buildings and facilities all need money. It's an obligation to pay the maintenance fees if one is living within the community. If one does not intend to pay any maintenance fees, can consider moving out to houses which do not have security.

Not only it's common practice, but the management's rights would be clearly spelt out in the Deed of Mutual Covenants that the owner would've signed with the developer (and must be adhered to by the tenant as well).

usually that includes putting the owner's name in the defaulter's list on the notice board.

stay in stratafied property but then don't want to pay maintenance aiissssh~ always do wrong then now want to rely on the law for help?

is there a specific reason why your kawan don't want to pay the fees to the management or not?
