Doesn't make sense for the "proposed MRT 4" to go underground between Saujana Puchong and Balakong Jaya. Beside, puchong area is already well served by LRT Ampang Line.

MRT has improved the traffic issue by 22% according to DPM, expect when MRT 2 in operation 5 years from now, Kepong & Serdang traffic jam issue will be reduced significantly.

Yup agree MRT 4 doesn't make sense.

I really like the MRT, no 2nd wave of price surge as expected, those earlier launches already factored in price sentiments for MRT. We r one step closer to become developed countries.

Did anyone here know what is SHL building now at the golf court there? Is it the same again that they will BTS again?

And also saw the lion groups sales gallery is undergone some upgrades? new launching soon?

568 units, JV with a Japanese company, I think Shl will develop the golf course just a matter of time only.

Are you still stay in Sg Long or "migrated" to Kajang d? biggrin.gif

I think i will still be in sg long for a while as last year i made a huge investment on my existing property. haha. I remodel the entire house.

Kajang got any nice property? I went to visit country garden diamond city last weekend. Like their concept but I have doubts if they able to maintain them.

Ecomajestic seems a bit far but love their concept as well. I think neighborhood is important for the kids as they grow.

If they develop their golf land, i not sure what will be our future like over there. worried it will be very "chap"

Actually I look forward for them to develop the Sg Long Golf Club land, hope got public park, shop houses/neighbourhood mall, some high end landed.

Phase 1 of CG Diamond City located in Semenyih, their Spanish style look good from outside, but inside doh.gif low ceiling, balcony bigger than bedroom, steep and narrow staircase. Phase 2 modern design like typical Malaysia terrace house, anyway no direct link to highway is their disadvantages. Need to pay RM300+ per month for maintenance excluding clubhouse, heard that only phase 1 has free access to club house.

EcoMajestic located in Beranang,like CGDC also strata title concept mean got to pay maintenance fee for everything inside your taman, got direct access to Lekas, use clay brick unlike CGDC and Setia Ecohill. I think this is a better choice between the two.

Under Section 425 of the Penal Code, stern action can be taken against vandals, including being jailed for up to three months if found guilty.

The perpetrators should also be made to clean up the mess they leave behind or repair the damage they have caused.

Thanks for the analysis bro. So seems like we should just wait and see what going to happen in sg long before we make our next move. probably is time to collect bullets from now?

And if they really develop and make it a bit high end, then should be fine. just worried later it will become very crowded and "chap".

But how they going to improve the traffic issue there while more and more development is happening inside SG long?

Many houses in country garden ? If above 500 units then maintenance for the environment is not big issue
The clubhouse maintenance is question mark becos resident have option not to pay the clubhouse fee
The clubhouse is belong to developer

Can have a look at Trop Cheras Phase 3, final phase. 1 mil for 3-storey, BU around 2800 sq ft, FH, Individual title with DMC. Low density and G&G. Eco Majestic has just done the VP for Cradleton and Tenderfield link terraces.
