QUOTE(hihihehe @ Mar 21 2017, 03:28 PM) Boulevard Residence in Damansara is a good example of a less than ideal location (kampung surrounding as well) but still experienced an increase in value upon completion. It was offered at RM500psf when it launched and has an asking price now of around RM750psf.In terms of safety, there will be a 3 tier security system making it unlikely for non-residents to intrude. The project does not stop at just one tower. There will be further development therefore you can foresee a different outlook to the area in the not so distant future. |

newbie here. im also interested in this project...im just wondering if the developer will carry out the PJ South Citi master plan in timely manner under current economic circumstances. if they do, then the whole area is set for transformation and upgrading. if they dont, then might end up stagnant like PJCC.

I can tell you, the response has been very encouraging for this project. The master plan is in the works. A lot is being invested in improving infrastructure (roads, access, etc) around that area. The developer wouldn't go through all that trouble for just one condo. The developer has been around for more than 30 years and everything they've planned has been accomplished. All their projects have made money for their investors and that trend would go on especially with the competitive prices they offer at the moment. They have big plans with mini townships in Puchong and this one in PJ and they have deep pockets to back them up. Of course they can't build everything at once or in a very short period of time. But with the response they're getting from their current projects, I don't see a problem for them accomplishing what they've set out to do. |

QUOTE(David_77 @ Apr 3 2017, 11:12 AM) The surrounding will have a different outlook once the developer is done with their plans.Boulevard Residence in Damansara is a pretty recent example of value increment despite 'kampung' surroundings. Launched at RM500psf, it is now fetching around RM750psf. Kampung Kerinchi also sounds like a desolate area. But it is now home to Bangsar South which I'm sure you know is worth quite a bit. There are a number of other examples, i.e. Kota Kemuning, which started off as a less than ideal location but has blossomed into an in demand neighborhood. Those who benefited the most are the ones who went in early. This developer is not only building properties but is improving infrastructure around this area. Roads will be widened and a new link directly onto the NPE is confirmed. Plans to relocate neighboring, less attractive, elements are also in the works. If you look into the area right now, accessibility is already quite good. At the price offered for this location, the potential is there. |

appreciate if somebody can upload full scale information on this project. obviously any project that have 10% rebate, free sop and etc attracts a lot of attention. other factor is the location, number of parking, design bla bla and bla.
i think i nearly become one of their buyer last time in puchong but luckily i withdrawn and bought others. in the end i found out that project from the forum indeed is late. it gets pretty common to have late vp nowadays. if the developer is resposible and pay back the penalty to the buyer upon late vp i think its still ok. as long they dont run away, |
