Quite interested , area is good. Even the Kemuning Greenhills 1/2 & Kemuning Greenville double storey terraces all also a good buy atm.

Next time SKVE linked to Bandar Rimbayu area, can go to alot of places nearer. Gamuda twenty five 7 also launching in canal city soon rclxm9.gif

If not mistaken around 550k.

If you buy old landed, repair cost is high.

There is another new landed nearby, price around 550k also. just the surround is little bit down.

The new Greenhills 3 , surrounding is further down near to Kemuning Utama there right. Area quite gloomy, near to factories and kampung area.

And now the subsale price is higher because new. One should opt for Greenville / Greenhills 2 for better deals.

Berjaya Park not interested. Don't fancy that side of town. Until now BP don't have telekom line / unifi.. only got Digi broadband. I noticed most don't come with G&G services also. And recently alot of robbery cases

Maintenance fee 0.25/sqft 10% sinking fund
2 car parks (side by side or shopping mall tandem style)
8 units/floor
2 lifts per block.
3-4 lvl of car park
Residence start from lvl 5, but lvl 5 is also the facility floor. (people can look into your house while swimming and stuff)
5k booking, 1k admin fee if cancel.
Starting from 500k onwards.

Not SA, just sharing what i learnt.
P.s can any sifu share more story about A&M realty? good? bad? poor workmanship?

Ya, I think its expensive although the location is ok.

Geo Rimau, I check again its much cheaper between 485-525psf.

I think I will go for GEO now for investment purpose.

Agreed that A&M more established developer but they normally build landed property and some of the past development like kemuning greenville bad workmanship. I am not sure how may high rise projects they have done.

The developer for Geo, Knox had done a few high rise projects but my only main concern wld be the financial standing of the two developers. A&M is a much more financially strong developer for sure if you are talking about this point.

I spoke to the sales girl and she told me this will be their first high end condo (with facilities) A&M group will built.

Some previous examples of flats/tall buildings they built:
1. Menara A&M
2. Impian Sentosa Apartment, Klang (Low cost)
3. Idaman Sentosa Apartments, Klang (Low cost)

Amverton Kiara is another condo project they have been planning for a while, but i dont think it has been built, or rather info on this project is scarce online.

As for the kemuning greenvile bad workmanship, this is the second time i see it being mentioned in lowyat, but really have no info beyond one thread "developer and its reputation thread" and that info is literally one line saying bad workmanship. Does anybody have more info on the matter?

For own stay, as long as you feel comfort then just go ahead. Amverton link if not mistaken is gng development with club house facility. GnG is really needed for Taman sentosa, Amv link is one of it. Another coming up is next to sentosa specialist hospital low dens condo.

The worst part about that area is every night there is a burning smell came from no where... tried to figure out before but no avail.

Really dnt get why would any1 pay 689k or anything above 440k for a double storey in sentosa. Bayuemas at the same pricepoint is a MUCH better option.

Good luck for ownstay or investment in sentosa area

Good product i must say. around 800m walking distance to LRT3 station thats actually right in front of bayuemas.

One major con of this township is the the fact that the access road to parklands is not opened which can make it very easy to reach the wu teck n quite a fair bit of restaurants/shops in parklands. According to SA, the road will be opened when gemilang 2 etc is completed.

Quite reasonable sales today. as at 11 ish 20+/- units sold. There's 16 shops facing the main road/LRT station but too small scale la.

Still not impressed with the township as a whole especially the commercials, amenities n the roads within the township for a top 20 developer's product.

Is the location still at Kemuning Aman Apartment area there? There the area seems very gloomy leh.

Why don't they develop in their land beside Bukit Kemuning Golf Resort the Econsave Greenville area there, they have quite a few large patches of land there.

I purchased the type A unit. This developer has not much high rise project beforehand, so not much info about them. They did built few landed projects, some of them complained of their workmanship, but those are their old projects.

After rebranding under Amverton, I hope their workmanship will improve greatly to get good image for higher end projects.

Hi all. I have some questions and would appreciate if all sifus here can shed some light...

1. Any insight/opinion as to why buyers seems to be avoiding this? With only 280 units, I find the take up rate (around 70% when I visited the sales gallery on 20th August 2020) to be rather low given that it is rather affordable.

2. How long does it take to reach KESAS in the morning (let's say depart the area around 8am)? Google Maps tells me it takes 40mins to reach my workplace (Subang Hi Tech) in the morning but I find Google Maps to be sometimes unreliable. Any real experience here would be helpful and much appreciated!

3. There seems to be quality issues from this developer in the past. Anyone with more recent purchases with bad experience? Perhaps the main con is different now?

4. I'm not very familiar with the surroundings but the thread above did mention some high-crime areas... Is that around this vicinity?

We are early travellers (6am+) where Kesas is already busy at that timing. Staying in Kemuning, working in KL and schooling in PJ. My advise is, if travel is a big concern.. don't choose Kemuning.

3. I have another landed property with them. Yes, indeed the workmanship very bad. So I keeping my finger cross that condo may be better, hoping their wall not so senget. tongue.gif

4. Stay in Kemuning for the last 6 years. Not all but a few Taman is prone to thief. As I am staying walking distance from Amverton, so far didn't hear any breaks in. But the busy business (shops) area in Kota Kemuning is indeed have many snatch thieves and cars park around the Park and quiet area gets pecah tingkap. If you end up stay here, you will adapt to setting yourself on high alert. sweat.gif

I was informed that key handover is soon, probably mid of this month, not sure is it affected by MCO or not. Any other owners here?
