Foreigners also won't buy...
They buy in near  KL, Penang 😂🤣

tis project doesn't qualified for 'overhang property category' yet, therefore no such freebie for foreigners to get even if its 600k.

and please set your scope wider. Foreigners don't mean only east Asians. There are plenty of west Asians, south Asians, SEA and others than don't necessary look at KL and Penang.

25 years ago, all ppl said kota kemuning, puchong very far, who willing to move there?

Top range developer put in hundreds million ringgit investment, of course they are already factored in the location, government direction, the consumer crowd, and etc. The set up, pricing of the township indicated that the developer only targeted quality buyer, like others gamuda project. Beside the distance to work, how about the low density, the green, the resort lifestyle, the branding of the township? All these come with cost.

Good value products offer large built up square feet, freehold title, low maintenance fee. But premium product deliver serene environment, quality neighborhood, better master planning of township, which the old, freehold township that cannot offer.

something never lies, which is the distance to centre of gravity, you can build as many highways but distance between point A to COG remain the same.

old grandpa story about Puchong and Subang Jaya far lah nobody wants lah…...it has its story. Try travel from subang Jaya to Golden Triangle during 70/80 and you will feel the pain. the only highway available then was the good old fedhwy.

now the story is 'slightly' different. with more HWY available and been built, travel time seem to be better managed but this will never alter the travel distance. if far away land is as promising as closer but older township, then please explain why Canal City, Puncak Alam and Semenyih remain as what they are now with subsale prices took a heavy beating?

Good luck to flippers in Semenyih, CBJ, Dengkil, Telok Panglima Garang

with places and prices such as the above townships, even homeowners would turn flippers......if they can.
stay cannot, rent cannot, Airbnb cannot, sell also cannot.

the traffic on elite highway is crazily high and can get congested at times. This proves that this elite highway may become another LDP in long run. GC kinda spot on but for investment, a bit too far from any commercial centre. but for own stay, good choice if you are working at KLIA.
*
how many KLIA workers can afford prices in Gamuda Cove?
and beside GC, no other existing and current projects?

every buyers have their own reason, they might work in putrajaya, cyberjaya, puchong, kajang, shah alam, they need a quiet and green environment, they need a landed house for own stay or for their kids.
in my taman that is few houses vacant for more than 15 year without rent out and any agent yellow board, and recently one of them suddenly occupy with a young family after a renovation.

not everyone are concern the distance to KLCC.

that is why semenyih eco world also not that difficult to sell, but flipper hard to make money if they buy a property within this 3 years.
*
you are funny bro.

which new township when 1st launch, wasn't 'QUIET AND GREEN ENVIRONMENT' de? even after 20+ years, People still said the same thing about CYber.

there are many reason why houses are vacant for years. one of these is legal reason for deceased property or owner disappeared without a trace or gangster bought using black money.

there is no surprises that most Malaysians would love to have a landed property for their families. love to have and can afford to have are two different things. for those brave hearted that decided to cheong a landed in far away kingdoms, they do need to evalue their own personal situation to fit the place. some do, some cant.

with the advancement of tech, more highways and light train services, living somewhere 20kms to 30kms off COG is not something more stressful, compared to 20 to 30 years ago where people wont even considered USJ or Putra Heights.

but if you choose a place that is btw 30kms to 50kms away from COG, this is another issues altogether.

also new townships also mean tolled townships. once leave home, duit mari bagi lu keluar. duit mari bagi lu masuk. many people see this as 'compulsory, boh pien, way of life'.

yes, this is the new way to get money of you for life BUT YOU DO HAVE A CHOICE.
