there are many reason why houses are vacant for years. one of these is legal reason for deceased property or owner disappeared without a trace or gangster bought using black money.
there is no surprises that most Malaysians would love to have a landed property for their families. love to have and can afford to have are two different things. for those brave hearted that decided to cheong a landed in far away kingdoms, they do need to evalue their own personal situation to fit the place. some do, some cant.
with the advancement of tech, more highways and light train services, living somewhere 20kms to 30kms off COG is not something more stressful, compared to 20 to 30 years ago where people wont even considered USJ or Putra Heights.
but if you choose a place that is btw 30kms to 50kms away from COG, this is another issues altogether.
also new townships also mean tolled townships. once leave home, duit mari bagi lu keluar. duit mari bagi lu masuk. many people see this as 'compulsory, boh pien, way of life'.

My ex boss just bought 3 semi d for his Kids, within this 5 years, now just put aside without rent out, he dont care about the rental return or what, his business can easily bring him net income 200k to 400k per month, he bought share also fully in only without sell them.
For my case, buying a house in city area, i will need to pay more toll and longer time, i can get a toll free road to my office, and now i changed a company, if i bought cheras or kl area, i need to pay double of toll fee.
I getting a job is not that high paid, but still can get 5 figura income, yes i can get a job in KL city with 30 to 50% higher income, but i still unable to own a nice landed house in KL city, but i can have it outside the KL city, without all high rise building surrounding, more green environment, i might need to travel for 40min to pavilion for shopping, but it is just less than 5 times per year, all luxury product i can get it outside malaysia with lower price, then why i need to own a house in city area?
For investment, yes, must prefer mature area with better rental yield, but not all property purchase for investment, the wrong investment will become liabilities.
Everyone have their own need. Just like USJ height, i like the environment so much, very quiet, but it is too close to high tension cable, and still many rich man stay in the semi d and Bungalow in usj height and subang height
