Reading back, what do you guys anticipate on the traffic issue since there is mainly one tolled entrance and exit to Gamuda Cove and the highway is already jammed up now even before a single house is VPed in Gamuda Cove. How many folks here are working in KL/PJ?

Maybe i am paranoid but that area use to be a wetlands and swampy area before development came to the area. This includes rimbayu and bandar saujana putra. Normal floods should be ok but one in a lifetime massive floods, i am not too sure...

I am still quite sceptical of the success of this project. If you want to buy for own stay and already know the traffic problems of the area, go ahead. But for me the jury is still out on this project as an investment. Rimbayu/KK/BSP have their own traffic headaches and connecting roads will bring traffic to GC. Not sure whether connecting roads to cyberjaya will help connectivity to Klang Valley, maybe the ERL

3 issues which kept me away from G. Cove - i) distance from PJ & traffic, ii) leasehold, iii) wetlands

Between leasehold and freehold - all other things being equal, choose freehold. Beyond that there is a tradeoff, such as location , price, amenities vs freehold. Banks do not give loans for leasehold property less than 50 yrs or the margin is lower. Thus when your property has 60 yrs left the price will start coming down. If you need to sell due to whatever issues, you take back less. If you need to sell within the 50yrs balance... you need to find cash buyer and sell dirt cheap. And your grandchildren will be hit with a double whammy - to renovate at the cost of buying a new house plus to renew lease at the cost of buying another new house.

Agree with you. But Gamuda projects are never cheap. Given the further away location and leasehold status, you are still paying a premium. Perhaps this is the trend of the market? You can still buy sub-sale 2 storey terrace at Putra Heights freehold status between 700 to 800k.

i believe it too. House prices will hit a ceiling with the prices becoming stagnant for years until the next property bull run.

May i know the seling price? from the youtube its around 1.2 to 1.4m i think. This price can actually buy standard 2 storey terrace in Bandar Utama PJ and even SS2 with some money for reno
