QUOTE(BEANCOUNTER @ Feb 12 2017, 01:42 PM) TS please be a responsible forumer and change your header. Currently areas surrounding Putrajaya not doing great unless price is affordable. Its very misleading. Gamuda Cove is a satellite city sprawling across 1,530 acres in Kuala Langat, just south of Putrajaya. The development will unravel in phases over a period of 21 years with a GDV of RM19 billion. Strategically located within lush greenery, it is being designed as a nature sanctuary city boasting the latest technologies for business and residential use. I cannot predict what happens in 21 years but it is a good succession plan by Gamuda to the next generation. |

To know whether good for investment you should figure out:-
How far is the nearest established township that you would live in? What is the price you can pay? Do you think it is possible to earn 30% after 5 years with gain of 6%? |

How is the soil water table here?
I think this location is a swamp. I will be curious how Gamuda will solve the drainage and sewerage issue at high water table location. |

QUOTE(BEANCOUNTER @ Feb 28 2019, 11:31 AM) to me it has less to do with developer but more to do with location and the land uses. Correct.of course SIME and IOI are having the best land......agriculture land with palm oil/rubber....but these land also banyak termites. the rest....tak ada inherited land...semua nak beli or JV. Termites are easier to deal than high water table. |

QUOTE(icemanfx @ Jul 23 2019, 10:28 AM) Data from the Construction Industry Development Board and the National Property Information Centre indicate that house prices in Malaysia have almost doubled since 2008 while construction costs—labour, material and machinery, and equipment—have increased only slightly in the same period. The disproportionate increase in prices and costs suggests either increasing profit margins, land prices or regulatory costs. What is stopping you to be a developer and make more profits?http://www.krinstitute.org/Publications-@-...nd_Society.aspx Who were scammed and by whom? |
