To know whether good for investment you should figure out:-

How far is the nearest established township that you would live in?

What is the price you can pay?

Do you think it is possible to earn 30% after 5 years with gain of 6%?

How is the soil water table here?

I think this location is a swamp.

I will be curious how Gamuda will solve the drainage and sewerage issue at high water table location.

This area wetlands. Better get soil investigation report to see whether piling is needed and the design of soil treatment
