If I am not wrong, the land is located after Putrajaya / Cyberjaya Elite toll heading to KLIA, and land is before Dengkil R&R, which i think some part of land is under land clearing and earthwork.

Anyone can confirm?

This piece of land belong to Selangor science park 2 aka Selangor cyber valley.. so it's not within cyberjaya vicinity.. but one thing good is, it will benefits from ongoing WCE project which claimed to be complete around 2018..

Yeah, not really near but in long future, all the forest should be clear and the city is extend between rimbayu and gamuda cove.

Who knows LKSA might link up to gamuda cove and cyberjaya.

Owh below saujana putra. Consider dengkil. But location much better than Cybersouth. Maybe they will extend cyberjaya area and this will be zone under it as well. Beside those selangor science park 2 cyberjaya

I didnt read word by word.....just assumed that is gamuda cove. Thats why i asked why called it cove where no cove to be seen.

Interesting info from Cyberjaya thread.... if that's true, it will be much more appealing for Gamuda Cove with more connectivity thru ELITE, MEX, LDP etc...

1. Access to cyberjaya and putrajaya (via northern flyover and southern flyover respectively) are toll-free.

2. Elite & WCE highways are obviously tolled.

It is situated at Kuala Langat. North of Gamuda Cove will be forest reserve (no devlopment), south of it will be paya indah wetland (wetland reserve).

There will be a theme park in the development. And i understand there will be Rumah Selangorku as well.

For those who have budget limit, can consider Rumah Selangorku too.

The interchange is already under construction (seen it myself as I travel along elite highway quite often...km25-27)

Can you believe in that someone who says gamuda cove is expected to be launched only in 20 years???

Are you sure at this stretch got any new interchange being built as of now? I passed by 2 weeks ago and there's nothing there. I only know there's Serenia City interchange already under construction and that's at around km35-36.

i think last year official launched only... the ioi project also almost similar timing.... sunsuria one for sure freehold.... but the ioi one not sure.... should be freehold also.... quite near to each others....

in term of direct radius... all these should be within 5km to each others....

Shud compare serenia amani wth keranji at greenwoods- 20x70 (536k) v 20x65 (480k)- keranji kena bbb habis 100+ units within 1 day (didn open all units 4 sale), amani 80% bbb within 3 days (all units open 4 sale)

All the development seems to be creeping south. Canal city and now Gamuda Cove.

Last time everyone say Cyberseebehfar, now they use Cyber West. With WCE and Elite highway, very good potential.

South bound traffic only la e.g. those heading to KLIA, Cyberjaya, MEX2 highway etc
It's just an alternative from BSP Elite access and south bound WCE.
Initially(at least for the first few years), I suspect the traffic volume wont be heavy.
So..not much of a concern there .

Im staying nearby the project site. Just beside Paya Indah wetland and Kampung Selangor Dredging. Got few house area there which i believe price is still reasonable.. ie : 845sqft freehold aparment for 180k-210k... apartment topaz

I believe Gamuda is targeting a different market segment from SC.

As mentioned earlier, price won't be cheap. I hope GC master plan justify it.

Not really but GC is benchmarking now with its latest offering - Gamuda style townships - latest version. GC will have limited landed residential houses offering. Its location and the access roads are also very good. It is benchmarking against the property price in Cyberjaya not Sepang. Paya Wetland living environment, be careful with those buaya though. laugh.gif

Saw Gamuda renovation of a shop block in Taipan USJ.
Big banner with GC on it. The block is opposite OCBC / HSBC Bank that was use to be Fitness First building.

Believe this will be the sales office.

It's obvious now who Gamuda is targeting for GC.
Smart move by Gamuda.
Will definitely drop by on the 28th Sep

PJ and Damansara is abit too far for upgraders.

USJ has alot of pent up demand bcos there are very limited choices for these upgraders.

From my experience 6.30pm depart from Bukit Jalil area to Cyberjaya Century Square around 21 minutes with 90-100km/h via MEX highway. While Google maps show 23 minutes.

Google Maps show from Cyberjaya D Pulze area to TRX office around 35 minutes.

not normal condition. Its under perfect racing condition.

yesterday light rain in the evening, saw traffic built up for no apparent reasons everywhere and rain is not an one off scenario in Malaysia, so does car break down, accident and macam macam.

if you set up your expectation on perfect condition as the benchmark, you are setting up for failure and disappointment.

Imo... GC is further away from BR/257/TA however access wise seems to better... At least they enjoy direct access to Elite. Also with access to Cyberjaya, it is probaby 5-10min AWAY TOLL FREE to MEX.

eitherway, it can be nice if it's well kept/ maintained + money poured into maintenance.

3. On another note, I wonder will they be a direct access road to that Paya Indah Wetland as seen on map(next to the land plot)

4. One would compare to cyberSouth. To me. if the access road crosses ELITE higway, passes by CyberSouth + interchange to MEX2, that would be awesome for folks around this area

Visited the gallery on 23rd in the evening. Liked the gallery ambiance (former Tru Fitness). Was informed by sales staff the 20x65 approx 7xx while 28x65 approx 1m. APDL prob will get around Dec 2018.

Pretty standard layouts IMHO. Looking at the sales chart, macam 50% booked. Was also informed of a new direct bridge into Cyberjaya. If this was freehold then ok la.. but lease haih. Well at least its Gamuda and not some ah chu ah kau developer

If you use SKVE highway from Cyberjaya to Rimbayu, it takes around 20 minutes, 110kph. Reaching Banting/jenjarom exit, around 30 minutes.

Quite far away because GCove is further away from Cyberjaya, to another direction.

I think ioi catered for low mid income group, to encourage the 1st wave of movers to the new Puchong. the 1st few licences granted to developers to develop Puchong was Puchong Jaya and Puchong Perdana. the entire Puchong Perdana was meant for low mid cost landed. 18x65 sold for (wait for it)…...rm59,900.00 nia.

i believe this is true as currently putra/cyber area does not have much in terms of entertainment as well. Gamuda has already planned a leisure and entertainment area, and if can successfully develop the area it would attract people from surrounding areas.

Actually these days in USJ the traffic flow are pretty smooth if you ask me. Now USJ Summit area they have change the traffic flow, to exit out from subang is really SMOOTH CRIMINAL.... rclxms.gif rclxms.gif .

Even enter also getting better. Normally you'll stuck in the jam at Federal Highway, Sunway, NKVE toll when you going to Damansara. Even sometimes i go back from damansara, you'll stuck in NKVE, Kelana jaya, Glenmarie...but once you enter Subang is actually quite okla...still heavy traffic but acceptable, moving condition.

Usj artery roads all like 35 or 40' nia and each home got 10 to 20 cars...all street parking kau kau.

Some streets hardly can pass a single car.

If u hv visitor they may need to park 9 street away.

Definitely cant stand the test of time

My RM0.02 cents on Gamuda Cove (GC).

I believe Gamuda did a pretty good job with GC.
Innovative and Size.
They didn't just build another township knowing fully well they are competing with Rimbayu, Tropicana Aman, Eco Santuari and their own 257. Further down there is Warisan Putri, Greenwood, Saujana KLIA, Kota Warisan, Sunsuria, Serenia City etc
There is also Cyberjaya opposite the road.
Not to forget Saujana Putra and Putra Heights.
I may have missed some other township or development.

Basically, not short of competition

GC main advantage is it's size. 1530 acres is one of the largest and size does matter bcos you can put more things on it and still have enough space to sell.
Major disadvantage is the land is leasehold.
If Tropicana Aman has a Central Park, I'll just make mine bigger. 60 acres will make yours look tiny.

I put in a Discovery Park, fancy name for a park with some sport theme.
Then I put in a Theme Park (not sure what this going to be) but it means, I got something that you don't have. Maybe it's Legoland ??
Then there is the swamp.. I mean waterways. This can work to my advantage by providing water features into the township (Ha..SEG is no longer the one and only with that around here)

Basically, by putting all these unique features into the township, Gamuda is differentiating GC from all the rest. What it lose out to other township, it tries to gain back in another form.

In terms of pricing it may not be the cheapest but it is not just competing in terms of price but an overall package.
For a township to be successful, it needs intergration with other amenities, where it's residents can get what they want within a short distance. For example, GC will have direct link to Cyberjaya, which also means it will have direct link to Cyberjaya Hospital when it is completed. Cyberjaya amenities is within easy reach for the initial years while GC builds up their own.

Close proximity to Cyberjaya will also give it access to sustainability as the companies and education and hospitality there provide employability. Cyberjaya may also provide a steady stream of upgraders to GC.

Thus the cost to construct a direct link to Cyberjaya is worth it for the potential. You don't see them making direct link to Sunsuria City or Saujana Putra.

Overall, a pretty well though out master plan.
Hopefully the execution won't disappoint.
One of the more exciting township to look forward to.

if you in pacific place, you can hardly smell anything foul.....but the drainage btw dana 1 and PP does emit foul smell....

Along the Elite highway, in between KLIA and Putrajaya toll whereby they put a really nice Gamuda Cove, that the site, with the construction of future Gamuda Cove Interchange.

How is the soil water table here?

I think this location is a swamp.

Elite should add 1 more lane to cater growth from housing development. Now during working days even holidays congestion built up from Putrajaya interchange up to Shah Alam interchange and vice versa.

They already adress this issue by building west coast expressway-wce. From my persoective, technicial wise will be complicated to add one more lane because stretch from putra heights to shah alam no more space for this additional lane. No more extra land

I'd imagine that it would be built like any other rail infrastructure in the country. Eventually operations would be passed on to Prasarana.

In any case I doubt it would happen anytime soon so discussion on this is mostly academic.

It is confirmed that Gamuda will opt for tram services, something like in Melbourne tram services but in smaller scale.

And since this tram network only will operate within CBD area of Gamuda Cove, therefore, I doubt Prasarana will have interests to take operation of this tram services, as this tram services is not related to greater KL public transportation plan at all.

We will see how Gamuda provide more details on this, and lets hope for the best.

Yes i mean phase 1 Palma Sand (landed). I doubt developer unit to sold out until VP like what happen to IJM Semi-D at rimbayu, until today still got developer unsold unit. they cut the price 20% from launching price.

I hope this will happen here too hahaha

To b frank, everywhere also will happen during this kind of slow moving economic, as developers want to clear all these unsold units, as all these unsold units will be part of their units holding costs upon VP.

Anyway, you can just wait for upon VP only decide to enter for this parcel. Afterall there is no right or wrong if you buy during developer time or subsale / auction after vp.

Nett is RM664K? About the same price as Casawood, developer wise, I'll choose Gamuda over MCT.

What I understand from your calculation is.

SPA Non-Bumi Price : RM800,800.00
SPA Bumi Price : RM800,800.00 - 7% = RM744,744.00
After Gamuda Discount : RM744,744.00 - 7% = RM692,611.92
After Gamuda Rebate : RM692,611.92 - 4% = RM664,907.44

Maximum Loan for 1st and 2nd house normally 90% from SPA Price, for your case RM744,744.00 x 90% = RM670,269.6

Just bear in mind this is strata title, you should reserve to pay monthly maintenance fees on top of monthly installement. As i know 15cent/ sqft.
for 20x70 = 1400sf x 0.15 = RM210

I went to the Sales Gallery last year and the SA mentioned that Paramount has proposed for a new Elite exit at Greenwoods but as usual, without any black and white, that is just a pitch talk biggrin.gif

I consider 20 years and above as old or going to be old. Coz the cost of repairing wear and tear can be quite huge later on with roof leaking, pipe etc. Also on the time spent getting contractors etc.

You think previous owner stayed at leaked home??? Actually quite easy to spot leakages from older home than newer home.

Beside you can always engage a prof to check the house status before buying.

Buying new also faces similar issues....

I think less electrical issue....more on piping.....bcos all developers cut cost give el cheapo piping....macam japanese cars.

As i mentioned before all my landed properties sure kena piping issue after 2 yrs.....

I stay in a 40 year old landed single storey house.

Was renovated 10 years ago.

They are not anywhere near as expensive to fix.

How sure are you that those new houses you buy won't develop any issues within 5 years of ownership??

The developer (in this case Gamuda) need to ensure the quality of the property. Got lot of lombong timah & paya there. I live just nearby this project in Taman Arked beside Paya Indah Wetland & Kg Selangor Dredging. Some houses ada crack and tanah mendap. The developer previously was OIB.

One of old timer makcik (since 1970++) staying in Selangor Dredging did told me.. "We all banyak duit pun tak beli itu rumah Taman Arked"

Hopefully Gamuda got his own standard of quality that proves them is Premium Class of Developer.

to me it has less to do with developer but more to do with location and the land uses.

Kv property has been on down trend for last few years. Until overhang is reduced substantially, price stay depressed. By about 2030, this country will become a ageing nation. If Japan is of any precedent, property will be on another long decline.

Property is illiquid, not the only investment opportunity available. Only those have vested interest would continue to promote property investment regardless of its future.

Dunno what info is being spread out here. WCE interchange to Rimbayu is just waiting for construction completion. WCE expected to complete end of 2020. Gamuda Cove interchange to Elite already complete. Never heard of any interchange to WCE for Cove, though. Nor the link to Rimbayu because never saw it in their masterplan on the website

The high water table will create push force and reduce soil cohesion... Therefore will weaken foundation of building
