Ohh i see. End and corner sure available for type C, hard to sell at that price point.

But i guess it is cheaper than avela rimbayu 22x70.

On the Rimbayu, i believe the minus point for me is that, it doesn't have any dedicated exit from highways. Also the area itself is bottleneck.

Other points is accurate.

The major plus point for this area is no flood issue and to get to KL is easy via MEX. Also once the internal road to Cyber is open, it will be a breeze. 😁

Weekend, no need to go out, just enjoy the township via foot or electric scooter. πŸ˜…

agreed.
like any initial stage of township, convenience only comes after there are actual residence there.
and other than cyberjaya, dengkil/kota warrisan (exit serenia city) is the next nearest place to get groceries as well.

as for rimbayu, the exit in SP is just nightmare.

I would agree both of you regarding to the exit points at Rimbayu.

Rimbayu has one added advantage is, it is a rather mature township that attached into a developed mature KK township.

But nowadays most important element we all looking into will be flood prone areas, so far all the new township has retention ponds or in a high enough ground.

For cove, hopefully the linked bridge to Cyberjaya can be complete soon. Otherwise, need at least 10 years for the cove to be more vibrant.

haha true also, and weekend also mostly go jalan jalan in big mall which can also do groceries at the same time. Nearest shall be IOI mall

So, I'm not sure it's going to happen or not. Red line will bring you to somewhere between Jenjarom and Banting or Rimbayu (Brew house that cluster of shop).

now it depends on how motivated the developer trying to connect it. What i see is, this will only happen when any of the developer able to purchase that ladang with the planning of building a new township or to expand the existing township.

So I would expect this will only happen after both Rimbayu and Cove been developed finish, unless got another big player wanna join the game and acquire the ladang.

Sitting between Cove and Rimbayu (if that time both township are mature enough), will certainly attract a lot of buyers.. especially if got good concept like Ecoworld

The only way i see the inner road open is IJM want to reduce the traffic jam and have another alternative for the residence at that area.

There are pros and cons if the connection opens, the cons would be more traffic in the future once the cyberjaya link complete, people will use the cyberjaya link to skip the elite highway

This is not the cyberjaya link. It's the inner road towards banting or rimbayu..

What he meant was the inner road user (from Banting/TPG/rimbayu) will passby GC to use cyberjaya link to access to MEX/cyberjaya

Guys, just want to know for those Palma Sand and Enso Woods buyer, where do you guys get the details floor plan?

Meaning size for each room size, etc. The one with brochure is only the totality of the entire house size.
