This is strata title, bigger land means higher maintenance. 15 cent/sqft.

Juz got back from gamuda cove sales gallery...got quotation for 20×70
Basic unit...list price RM 800,800, SPA price 744k
Booking 10k
D/p 3% = 14k
7% + 7% bumi + 4% cash back
Nett price house 664k 😢
Fyi, 70% taken edy, left a few int, most left out is corner
a bit out stretch my 500k budget if i proceed....hurm

Nett is RM664K? About the same price as Casawood, developer wise, I'll choose Gamuda over MCT.

List price is their declared price.
SPA price is after knock all the rebates+discounts+cashback
Wat I understand is SPA price is the loan value dat we must eligible..rite?

Even serenia amana phase 1 nett price above 500k bro. U really need to stretch to 650k if u serius to buy gamuda cove

What I understand from your calculation is.

SPA Non-Bumi Price : RM800,800.00
SPA Bumi Price : RM800,800.00 - 7% = RM744,744.00
After Gamuda Discount : RM744,744.00 - 7% = RM692,611.92
After Gamuda Rebate : RM692,611.92 - 4% = RM664,907.44

Maximum Loan for 1st and 2nd house normally 90% from SPA Price, for your case RM744,744.00 x 90% = RM670,269.6

Just bear in mind this is strata title, you should reserve to pay monthly maintenance fees on top of monthly installement. As i know 15cent/ sqft.
for 20x70 = 1400sf x 0.15 = RM210
