anyone went to the actual side yet? Kindly share your perspectives with us?
My main concerns: 1) Indah water sewage plant (shyt ponds) 2) surrounding by PPR 3) those ppr tenants park their cars all over the small road 4) 13th projects by AK? Kai wan xiao? Pros of this project: 1) theoretically walkable to bts/lrt/ktm/erl 2) cheapest price/sf... omg it's nearly as cheap as Rafflesia in Sentul!! 3) 1ksf + 2cp which is gooding |

Not a good area, and a lot of Indah water shit ponds around. Shit location, really.
If price is just what you can afford and the amenities are good by your standards, can consider tho. Haven't been there but I frequent to that area a lot to know I do not want to live there. |

Any idea what is the density? Number of units and what is the plot size?
Very hard to find this kind of pricing with walking distance to integrated transportation hub (with LRT/ERL/KTM/Bus). This pricing is actually near the Prima pricing although higher price but bigger build up too. Imagine Prima is 850sqft at 299K and this is 950sqft at 360K. I think the extra 100 sqft will make a difference for the total outlook to the impression. Nowadays this kinda pricing will come with some flaws eg. Cemetery, IWK, HTC, near PPR etc... but personally i think the severity should be HTC > IWK > Cemetery and PPR! |

One way for AK to fail is the change of govt which directly affected dbkl management.
Another factior which is external is the cost of contruction....if global market prices for raw material shoot up...then selling cheap will be deterrent for them as their porjects are mostly 4-5 yrs project. |

u need pass thru the 4 big block apartment and there's a pathway walk to LRT BTS .

add with rumahwip + the new project 1k unit. cannot imagine what will be the situation on the small road leading towards the main road every working morning and after work. |

Tot i heard it somewhere 250 units/acre is the ceiling (can someone confirm this) for residential development. If 956 units on 2 acre land?! This is a joke!! Probably this will be the Malaysia Book of Record winner.

To me this project location is good (quite convenient) but the surrounding is not good. Walking to LRT is a risk and may be robbed twice a day (walking to LRT and walking home from LRT). Facing the LRT track will be noisy, facing to shit pond is annoying, facing to PPR is not that great view so end up only can choose facing internal swimming pool if they have such design la. Overall i think this project is cheap with a valid reason. Parking will be a big problem too (assuming the other block has 1 parking lot only).

Sad truth indeed... Don't really mind the IWK and train tracks but rumawip was the catch for it being so cheap... Only got to know after asking. No ask no tell. Should have seen it coming anyways since it's the trend of AK.

Already have high rise ppr beside, land is quite small and triangle shape. Afraid the proximity of rumawip & this project will be too close. At least the distance with ppr still have some buffer. Anyway will wait for the official layout to avoid units overlooking rumawip.

Just went round round awhile ago. Kinda quiet & peaceful area. Train passby not really noisy imo. The traffic noise from MRR2 already block by the PPR. Downside is the haphazardly parked cars which should be solved with the 8-storey carpark. There's a cooking gas tank distribution warehouse directly opposite the land entrance and there were lorries loading/unloading by the roadside. Wish there will be a dedicated walkway to TBS cutting through the backroad of mosque and Petronas if possible.

There is a walkway that ppl use to get to the LRT station and TBS,waiting for a clearer copy before i share out regarding the walk path

Another project that is below market price, looks like before launch will have waiting list already same as hamilton.
Location is good, walking distance to LRT/ERL Bandar tasik Selatan. no HTC nearby. at 400/sqft. it's killing off other developers in South KL. |
