Hi, the price is quite attractive but I'm not so sure about the location. Never really been there. See from the map that Sales agent gave me. Is 800m to bts KTM... What do you think? smile.gif

anyone went to the actual side yet? Kindly share your perspectives with us?

My main concerns:
1) Indah water sewage plant (shyt ponds)
2) surrounding by PPR
3) those ppr tenants park their cars all over the small road
4) 13th projects by AK? Kai wan xiao?

Pros of this project:
1) theoretically walkable to bts/lrt/ktm/erl
2) cheapest price/sf... omg it's nearly as cheap as Rafflesia in Sentul!!
3) 1ksf + 2cp which is gooding

yeah I think the price is very attractive after all. AK got so many project I am worried they can cope or not sia. Are you planning to go the actual side? Currently I think there is a food court(:
Less than 100units and the booking is until end of March now is only mid March and going to finish.

Not a good area, and a lot of Indah water shit ponds around. Shit location, really.

If price is just what you can afford and the amenities are good by your standards, can consider tho.

Haven't been there but I frequent to that area a lot to know I do not want to live there.

Yes I went to the location today. And not surprisingly to see other vehicles and people also coming in to see see look look.


It is walkable to lrt ktm klia express and tbs. but the covered walkway start at the ppr block. so you need to go through the ppr area to access the path. yes you need to walk through the crazy parking space at the ppr area and also pass by their rubbish dump site. The walk will take 15 mins. There is a short cut which will save you around 1-2 mins if you cut through via the masjid. (for non muslim if you are concerned, no problem to pass through the masjid area. it is considered public area. just for lady pls wear properly at least).


The cons:
1. Indah water shit pond (no smell tho when I was there the whole time)
2. high density PPR block right in front
3. small roads with many parking at roadside
4. factory area


Will be the only condo in a low cost surrounding area. The risk is there. Can compare rental against Apartment Desa Tun Razak which is opposite the main road. They need to walk across via pedestrian bridge then only share the same walkway with this project and PPR residents to the lrt status. So judge yourself whether it's worth the low entry price.

AK lagi. But the location which below 400k and come with 2cp . Tak boleh cari lagi lah. Just prima project also there , rental always need to against them.

Any idea what is the density? Number of units and what is the plot size?

Very hard to find this kind of pricing with walking distance to integrated transportation hub (with LRT/ERL/KTM/Bus).

This pricing is actually near the Prima pricing although higher price but bigger build up too. Imagine Prima is 850sqft at 299K and this is 950sqft at 360K. I think the extra 100 sqft will make a difference for the total outlook to the impression.

Nowadays this kinda pricing will come with some flaws eg. Cemetery, IWK, HTC, near PPR etc... but personally i think the severity should be HTC > IWK > Cemetery and PPR!

I already have overall pictures with that area.
Ak projectsssss (many s, too many project) tbvh.. it's very risky for them to do property business like "this way".. but it's only my shallow opinion. Buyers still willing to buy because of cheap only, that's all.

I think that's why their project mostly high density with lower price...sell fast and grab the cash to roll. But with their affordable projects with G, i don't think G will like to see they fall in crisis...simply they are too big and cant afford to fall.

Agent told me that they will build a carpark for apartment, hope that can solve the parking problem.

Btw, too much project for AK is a serious concern...

One way for AK to fail is the change of govt which directly affected dbkl management.

Another factior which is external is the cost of contruction....if global market prices for raw material shoot up...then selling cheap will be deterrent for them as their porjects are mostly 4-5 yrs project.

u need pass thru the 4 big block apartment and there's a pathway walk to LRT BTS .

meanwhile , plot land is small , it's just beside railway , noise level im not sure , but for sure you'll hear 'tlak tlak tlak tlak' or this sound everyday



furthermore

Block A - RUMAWIP / 462 units / 39 storeys
Block B - Normal / 494 units / 40 storeys

now they're selling Block B low dens at 494unit , while agent NEVER inform there's a Rumahwip beside . damn tricky .
if there's total 956 units in this less than 2 acre land is damn high density project .

Hunakadoo those PPR blocks actually 4 big cluster. each cluster consists of few high rise blocks. definitely thousands living there.

add with rumahwip + the new project 1k unit.

cannot imagine what will be the situation on the small road leading towards the main road every working morning and after work.

Tot i heard it somewhere 250 units/acre is the ceiling (can someone confirm this) for residential development. If 956 units on 2 acre land?! This is a joke!! Probably this will be the Malaysia Book of Record winner. flex.gif flex.gif

It will make mrr2 exit more jam. That stretch from sri petaling to BTS, bandar tun razak already bad jam during peak hours.
Rental sure not high. Own stay will be good if parking n indah water pond can be solve. I dont think that IWK will be moved.

To me this project location is good (quite convenient) but the surrounding is not good. Walking to LRT is a risk and may be robbed twice a day (walking to LRT and walking home from LRT). Facing the LRT track will be noisy, facing to shit pond is annoying, facing to PPR is not that great view so end up only can choose facing internal swimming pool if they have such design la. Overall i think this project is cheap with a valid reason. Parking will be a big problem too (assuming the other block has 1 parking lot only).

Sad truth indeed... Don't really mind the IWK and train tracks but rumawip was the catch for it being so cheap... Only got to know after asking. No ask no tell. Should have seen it coming anyways since it's the trend of AK.

Already have high rise ppr beside, land is quite small and triangle shape. Afraid the proximity of rumawip & this project will be too close. At least the distance with ppr still have some buffer. Anyway will wait for the official layout to avoid units overlooking rumawip.

Just look at how close is the construction of The Holmes and Razakmas. And the land is almost double the size of Desa Tun Razak's already. Don't forget part of that triangle land is allocated for the 8 storey carpark as well.

Iwk aka shyt ponds is no joke... their motor started + raini days penduduk nearby akan tahu...... train track is noisy like fark as well.

Imho, rumawip is no problem at all for this projak.
360k vs 200k, this is not very huge difference like ak other ruamwip combo.

Cemetery still quite a distance. Just that the railway the noise, iwk, and ppr surrounding and some more the rumawip. And the price is really cheap for a reason

10 years down the road, you are competing against them for rental and also sale as well.
Heard it is 10 years upon signing SPA. meaning that within 6 years you gonna go head to head against own opposition with an unfair advantage.

Just went round round awhile ago. Kinda quiet & peaceful area. Train passby not really noisy imo. The traffic noise from MRR2 already block by the PPR. Downside is the haphazardly parked cars which should be solved with the 8-storey carpark. There's a cooking gas tank distribution warehouse directly opposite the land entrance and there were lorries loading/unloading by the roadside. Wish there will be a dedicated walkway to TBS cutting through the backroad of mosque and Petronas if possible.

There is a walkway that ppl use to get to the LRT station and TBS,waiting for a clearer copy before i share out regarding the walk path

No need wait for clearer plan. the walkway is existing already. is for those PPR residents and apartment Desa Tun Razak (opposite the road) use to get to the TBS area daily.
Read my previous post on why the walkway is not really great.

Ya. Agent also show me cheque. and mentioned based on their experience, think too much will delay our chance to get in front Q number. The surroundings really too bad already. I'm wondering how come the price damn cheap..

Another project that is below market price, looks like before launch will have waiting list already same as hamilton.

Location is good, walking distance to LRT/ERL Bandar tasik Selatan. no HTC nearby.
at 400/sqft. it's killing off other developers in South KL.
