saw this rumawip just now when driving into MEX highway from KESAS.. all the floor & unit are dark except for one...i guess the owner move in as soon as he/she got the keys

btw, RM320K seems not cheap.. but the external façade for this building looks alright..

Once enter lelong market, anyone can buy. Investors already with 10 houses can still buy this unit.
But bumi lot (if applicable) will still exist.


Launching price at RM297,888. And developer free 1 year (12 months) maintenance free period.
Probably no bidder at 320K and price will drop further next round.

just to ask on another matter, if the individual title/ strata title out (under high court or land office case), even is a bumi lot, anyone can bid, right ?

Yes. Not just title issued out by developer. But the owner must complete the perfection done.
Then only will be open. No longer got bumi lot. Non bumi also can buy.

As long as developer issued title and perfection done after this, the bidder is free to sell to anyone.
No more under bumi lot/quota.

Base on bank valuation. Under CIMB.
But anyway, it doesn’t matter I guess. The lelong market will determine the demand price here. If ppl feel it is still expensive then price will drop further after this. But if ppl feel it is undervalue, then ppl will fight in bid war. Remember the nearby rumahwip Lanai Residence lelong unit? End up at 400K+.
