OK, just came back from the preview.
The developer representative said guard house will be built AFTER the completion of the project development. Exactly when is that "after" timing, no idea.

1 car park, whether it's covered or open-air, depends on the unit you have been selected by ballot.

2 entrances. The permanent entrance shall be from the highway, also slated to be built some time after the project completion. However, the temporary entrance via the "Roast Duck" van shall be the functional entrance at the beginning.

This is RUMAWIP hence I don't think there's point to talk about investment potential about this property, whether it's a low-cost or not is besides the point. At least not at this moment. Let the young generation have a chance to own a home for own stay.

Oh yeah, developer absorbs the SPA legal fees and stamp duty, and MOT fees. So the buyer shall pay the RM30K upfront cash deposit (3K being upfront booking fees on the day of balloting and then balance within 30 days upon signing of the SPA), that's all.

The layout got balcony or not?
But heard the size increase from 800 sqft to 800 plus sqft now.

According to developer representative, there will be guardhouse but only build after project completion. I didn't press further for the rationale. But based on his facial expression, I assume the guardhouse would be "pondok-style" as he looked like caught by surprise when I asked about this. Almost like he didn't expect someone woukd actually asked this.

Not a real balcony, there's just a small air-cond ledge.

alamak...no security guard meh....need to really consider this.....might need to look at lanai pulak.....but....application still 'layak diproses'...so long also haven't updated the status............sigh
