This would probably be the first standalone high end service apartment in klang. You have botanic business gateway shops behind (still slow 70% front rows 20% middle rows) but u have some good dining options across the main road. A pedestrian bridge is a MUST.

Agree. Traffic there has built up steadily over the months. There is now considerable congestion coming in from the direct Kesas highway link to the roundabout in most evenings. Most vehicles use this as an alternative entrance into Bandar Botanic and Bukit Tinggi 1 and 2.

Crazy ler. Don't buy smallest unit trio for inveetment. Sure tough. How many % sold d this trio? 2+1 is doable for inveetment as i always say.

This gamuda won't launch anytime soon. Lead won't make u any money with what's left. Lately cn find some botanic subsales in cassia at reasonable prices pre GnG.

Doubt any of the klang condos can be highly profitable.ur trio 24-01 may have decent returns but unit 1 will be very hot.

Next highrise will be kdu's project in klang town with sri kdu international and private school. Klang town is very dead ler, so i dont bliv the apartments can do well.

And 10:90 scheme, 300m LRT, Tesco, and i can walk LRT and go work at shah alam or further away.. really tempting although the price is damn high at RM644psf.
And by 2021 complete, i believe i have more bullets.
Gravit8 no walking distance to LRT.
Buy for long term.

What is the frequency? how many buses? what kind of bus?
4 blk G8 ard 1.8K unit, if 5% ppl going to LRT in the morning is around 90ppl.
If they use bus mini then habis-la, then miss bus, then got to wait.
No doubt cheaper by RM80 to RM90psf.
If I go back at 11pm i still can catch the last LRT.
If this Botanic condo launch now, i will really consider this condo also. i like environment there compare with G8.

Maple = 594 units VP mid 2019
Gravit = 1300 units VP 2020 & 2021
Trio = 788 units VP 2021
Ambang = 350 units VP 2021??

If truly at 550psf nett as above then tough to compete with Trio given proximity to LRT, better location, tier 1 developer and 4 yrs interest free.

Ideal price here should be 500psf given the above challenges.

I do not think even at rm500psf high-rise at this part of Klang will move. Even for the Lead which will be VP-ed soon, just half of the units are sold as we are talking about probably the best located condo among all the listed.

Developer should stick to build landed in this part of Klang.

i think below 500psf with kitchen cabinet will have some decent sales. Trio at much higher psf also selling well with 70+% sold.

Lead's poor sales can be attributed to the following:

1. CRAZY asking price of 600+psf
2. Mostly large units of 1ksf and above (across 2 blocks, 5 units of 8++sf, 9 units of 1065sf and 7 units of 13++sf with weird layout)
3. 50% west facing
4. Mediocre product
5. Subpar facade
6. Poor execution of completed products in recent times compared to earlier on.
7. Too close to HTC which is a major factor for ownstay buyer.

Post VP expect to see developer throwing units at big discount like their other recently VPed projects nationwide.

comparing bdr putera and AB condo is like comparing sentosa and bdr botanic.

demographics, location, quality of project, commercials, everything differs.

About 500m walk to lrt3 station. only partially walkable if a pedestrian bridge is built over the main road coming from kesas.

A lot of exposed walkways lahh. if pedestrian bridge is built at least can access some decent F&Bs across the road.

I reckon Klang should fix it’s damn roads first and build a dedicated road for lorries.

Klang is literately dead because of these heavy vehicles and bad road plannings!

Blame for current what current government lah.. last 10 years never had this annoying problem Klang so phosphor just next to KL. The current lead government makes life harder for pasanglang.

Lead residence is currently priced at 527psf currently for the 13XX sq ft unit (674k net after discounts).

They have priced this condos wrongly.

The condo that with direct link to aeon b.tinggi also seems like very low occupancy rate in both of residence and commercial units.

As you all earlier discussed, price is high among high rise project in Klang.
RM 560++ psf --
rebate 7%, 3% downpayment,
free kitchen cabinet & hood/hob
free all legal fees and under HOC program..

If nett price is 520 then not too bad. I find the facilities to be subpar n also surrounding commercial is weak. They need a bridge over the road to the other rows of shops

if the masterplan works then still ok abit... convenience within door step... density not really high... but then the population there not suitable for rental except foreigners that you mentioned... semua free 2cp last i heard last year

What masterplan you are talkib about? Still got many acreage not developed yet???

Apa last resi. If got demand, suddenly you will get more resi. Or simply launch sofo as resi.

doubt this project will become a foreigners motel. anyway even 800m to LRT is questionable. if rebates are big then OK for ownstay.

Not sure what masterplan they are talking about. they need to build a pedestrian bridge to cross to the other row of botanic shops. very happening there compared to this remia side but still slowly picking up here.

I paid a visit few days ago and it seems the overall sales is good (according to the chart) nearly 3/4 of the units were sold. With HOC and rebates, seems very attractive. Anyone with any advice whether this is worth buying ?

For investment no no for ownstay did they give any additional rebates other than those they gave early this year n last year?

What's the net psf price?

This condo is going to VP very soon. Within walking distance got BKT, kopitiam and many restaurants. The area has been picking up. This Remia will further boost the commercials in the area.

Building facade looks very nice. Floor to height windows.

BUT very far away from the most important facility which is the LRT Station. Other new condo in Klang like the Setia condo is walking distance to LRT station.
