Hi everyone,

First time renovating a house, really appreciate anyone's advice / expertise / suggestion on the quotation given by my contractor to re-do porch, kitchen, and bathroom / toilet area.

Renovation will involve:

1. Increase floor height of porch area. Currently the porch floor is lower compared to my neighbours' (left and right side) thus whenever there is heavy rain, my porch will be flooded. Sometimes water almost flow into my living room.

2. Move bathroom and toilet to the back corner of the house.

3. Increase walls height of kitchen area including roof.

4. Change water pipes and electricity due to old house.

Quotation:

1. Tear down walls, toilet, bathroom, roof - RM1,000
2. Increase wall height 1.5 feet. Cement - RM1,600
3. New toilet, bathroom, walls - RM4,200
4. Roof metal - RM7,500
5. Ceiling - RM1,197
6. Windows (4x4x2) (2x2x1) (6x6x1) (3x6x1) (2x4x1) - RM3,188
7. Window (14"x6"x3) - RM612
8. Main door (84"x39") - RM1,400
9. Tear down gate. Cement - RM1,900
10. Porch. Cement. Drainage - RM2,400
11. Kitchen sink and cooking L-shape bench - RM3,400
12. Kitchen floor tiles 9x22 - RM1,540
13. Bathroom tiles - RM1,742
14. Water pipes - RM6,541
15. Electricity - RM5,210
Gross Total - RM43,430
+ GST = Net Total RM46,035.80

This is a single storey terraced house in Batu Pahat, Johor. Is the quotation reasonable or expensive?

I'd would also like to know roughly how much do I have to pay to obtain permit for this kind of reno?

looks fine. I have a similar quote without water pipe & electricity, it cost around RM35k.

but if you want to really be sure take another no obligation quotation..

This is to let your contractor give his best price..

However there are good and bad contractors so make sure they have references..

The usual ..

You ask them for previous projects and permission to call their owners ..
