 Convert Single to Double Storey - 30 Y.O House

I want to convert a single storey house in KL to double storey house. The house is around 30 Years Old and a complete overhaul is required.

Any sifu knows how much it would cost for ball park figure and any good contractor recommendation for me to get quotation from?

I did 1 for 2 stories convert to almost 3 stories, by only using the whole rooftop space, the whole thing include all the build-in cabinet and installation of fitting are only RM750k, and the roof are using double roof system

Ya, as I said, that become 3 stories house, and is full of cabinet and we demolish almost the whole house and rebuild, so structure may not be so much, but when u ask how much is it, I think is very hard to estimate, because is effected by lot of thing, for example, piping, wiring, original structure and many, is not able to say. the best way is if we able to visit the housr once to understand on what the thing is involve, that will be easy to estimate

hi, my current house is double storey and plan to add to 2.5 but then i wont demolish whole building and build again. i just want to add an open balcony upper house. how much i can do it in cheapest way?

By making your existing roof to become a balcony, mean you got to add in concrete to become your balcony floor at lease, that will not recommend to do so, coz adding concrete structure mean will adding load to your existing house beam and column, which the existing column are expected to support 2 storey house only, that will be dangerous to do that, However, if you really intend to do so, you can get an engineer to do the loading calculation for you, if they willing to sign on the document. 2nd thing is local council is very hard to approve your application, specially is obviously see from outside the house

Renovator did it for me,

The process was quick, they have a draftman / architect that knows the DBKL requirement and the meeting / review was done once a week by DBKL.

Once they had submitted the drawing / layout application, DBKL will review and call the owner up for meeting. Then will subsequently approve it accordingly and ensure that it adheres to certain requirement such as the Gate Height, Fence Height etc.

approval from dbkl no need to pay dbkl anything?

anyway, will it be weird when you are the only double storey unit on a row of single storey house?

It was a lumpsum quotation for the reno, if not mistaken, the design and drawing submission etc cost around 10k as mentioned by them. Exact amount not sure. It took 1 week only for the approval, seems like they are well verse with the process.

The design of neighbour houses has high roof, so it was like 1.5 storey, extending it does not look weird. Because there are many houses actually starting to convert to double storey. Besides, many asked how much and how to get it done.

Buying a landed single storey 30 Years Old house + Renovation to convert 1.5 storey, is cheaper than buying a new launch condo.

Entire house built up will be 2400+ sqft, of course the down side is, you need high capital as oppose to buying a new house which mostly are free downpayment, free S&P, free disbursement, etc

If it is for own stay, then it is worth rebuilding, especially you like the area. Buying an old house and rebuild can be more costly than a brand new condo smile.gif

I just did a rebuild for a 50 y/o single storey semi-d two years ago (with bigger built up area), not a good experience to deal with contractor sad.gif

Yes for own stay definitely is good especially in KL Area nowadays which is impossible to get landed.

Considering the space and PSF, definitely will be better than new Condo. Even 500-550psf, 1400sqft condo cost around 700k-770k.

Its hard to deal with contractor especially when there are so many details that we are not familiar with was not clarify and in the end of the day lead to Variation etc.

Lucky enough, I got to deal with a good friendly contractor in late 20s. So many things can be discuss, give and take.

Looking for the legal way to convert single story to double story with the least amount of middleman involved.

Yes, worrying that all the hidden cost, lengthy process of getting approval etc. Better get people with proven experience to get it done. More reliable and affordable. Unless you are in that industry and know how to do it yourself.

cool.. good to see some progress but i would recommend to use red clay bricks instead of sand bricks esp the exterior walls..

i have done one of my house last year.. now going to reno second one to double storey.. will pm u on the cost..

Correct, we requested for Red Bricks, they did a mistake, so some part of the downstair since already lay, then leave it as sand bricks, but the rest of the house all red clay bricks.

250k-300k depending on finishing and material.. Might even go higher but I would say 200k for the basic structure

Approval etc was about 7 or 8k couldn't remember.

Took 2 months+ for structure n another 3 months until finished
