Is it common practice where management already charged maintenance fee before owner collect key?

D`Aman Residence.

We got VP letter and asked to collect key within 14 days but bank yet to disburse the full amount.

So in the letter also mention that they already include maintenance fee+sinking fund for 1/1/17 - 30/4/17

if you are purchasing a SOHO (which is commercial based property) then yes, in fact, you are liable to pay these charges from the date you signed the sale and purchase agreement.

for residential units, you are required to pay maintenance charges IN ADVANCE (usually 4 months) prior to your collection of keys, these will be deducted through the next 4 months duration.

you can complain this to the developer but whatever it is, they are not giving you keys if you are not paying them that advance. it's sort of like buying a car, if you car has defects, you need to sort it out with the sales but you still have you service your car loan nonetheless.

Well, is you that don't understand the whole situation. Pretty obvious you never read your SPA's T&C in detail.

When I said, "no guard" mean no service provided while SNP mention need pay "for service provided"

Btw, Q&A == Question and Answer, if you don't want to answer, please shut up laugh.gif
