 Am i entitled for EPF withdrawal?

Hi to all sifu, would like to ask a question regarding on EPF withdrawal.

My dad is transferring a house to me, there is no sales and purchase transaction and it is purely just giving me a house for free.

However am i entitled for EPF account 2 withdrawal? It is for renovation purpose.

to be able to withdraw you need SPA

I only have the SPA from my dad and previous owner, which is 8 years ago.

Is your name under the house title?
If no, then you can forget about the withdrawal.

When you have name in it and you have a loan, then should be ok to do the withdrawal.

But the problem is it is not loan, as my father just transfer the title to me, no S&P involved.
