For a good property at good location with potential growth, I don't know who is getting more desperate, buyers or sellers?

So far landed areas in klang valley still ok.

There are not enough houses for the mass population and government is doing the best to meet with the high demand.

When some of these dwellers improve their status they would go look for more luxurious houses.

All are positive.

Just build community centres that charges minimum amount to the users and the rest are subsidised by govt.

Property investment is the safest, illiquid, takes years to drop but when the bulls come, the supply is limited at good areas.
