From planning, approval, launch, construction and vp could take over 5 years; increase of supply was not sudden. current overhang has yet to peak, price is unlikely to rise until overhang is reduced significantly. given number of affordable home in planning and under construction, overhang is likely sustain longer than most expected.

Unless you know what dt is going to twit tomorrow morning, next tuesday and 28th december then you could calculate when overhang will peak. however, at current market sentiment, it should take longer than most expected.
