Any advice on pros and cons on buying apartments in shophouse as compare to resident flats or apartments?

normally those that are meant to be apartments above the shops will be domestic rate. sold as offices above shops will be commercial rate.

If downstairs is chow mee or any fried stall, the smoke all will go up to 1st or 2nd floor unit. Window also cannot open. And most of them use the upper units as dorm for their foreign workers, so convenient for them to get to work or finish work late. Yes, a bit chap in my opinion. Unless the shops are separated with housing units with a few floors of carpark (eg Scott Garden, OKR) then a bit better I think. UOA has a similar one in North Kiara (Segambut) going to be completed soon.

Not only chap... Cleanliness also will become issue... Went to a lot of those place... I give 5 to 10 years.. rats and cockroaches everywhere..

If bottom shops dai chao / mamakm then gg.
Lipas + rat everywhere.

chap is one thing,

you can't even relex in weekend, coz the downstair shop got open,
and you cannot find any car park coz all occupited by shop.

if you really so poor then no choice,
when i start come out working i no choice and rent this kind of shop apartment,
stay for 6 month and work hard to move new apartment

Yeah this one I agree.
If the restaurant or shop closed even worse.
Then the rats will run out of food and will eat anything the can munch on.

My previous house is right above chinese restaurant.. i can say i have no experience of having rat in the house, lipas have but not so often.. maybe 1 month can see 2-3 time like that.. it quite rare that the lipas panjat into the house..

but cons is.. noise pollution + parking is limited(morning-noon)..

pros is.. walking distance to 7-11/restaurant.. no need drive out..

Many high rise have shops, shopping mall below. Why few worry about chap, rats?

Will living in shop apartment be safer?
No need to walk up so higher?
No need to worry other house owners are not paying their maintenance fees. If maintenance fees are not paid, then apartment turn into ghettos
But here can any one advise on the strata LH or FH?
