Ascendas REIT reallocates assets to Australia

It divested assets in China while expanding presence down under.

Ascendas real estate investment trust is making a strategic move in divesting its assets to China and increasing its exposure in Australia.

According to RHB, Ascendas divested all its three industrial properties in China.

"The properties were divested well above book value and is positive amid current challenges, especially in Tier-2 and Tier-3 cities, in China’s industrial property segment," RHB said.

On the other hand, it has decided to increase its presence in Australia's industrial property market, from which 13% of its portfolio is located.

"We think this is a good opportunistic move by the REIT as Australian assets provides stability, with their triple net lease structure and a built-in annual rental escalation of 3-4% pa. The high cap rates (~7%) of Australian industrial properties also allows it favourable yield accretive acquisitions in future," the brokerage firm noted.

To get a 'feel' of these counters, at present Stanchart Singapore offers quite good brokerages for investing into the Australian Securities Exchange, the ASX !

If you have AUD notes in-hand, you can open a Multi Currency Account (MCA) with DBS Singapore, and then bank-in your notes into the AUD Wallet of your MCA. No extra charge to bank-in Aussie notes,....

Then, if you wished to buy Aus counters with these notes, you can open a brokerage account with DBS Vickers, and buy using your Aussie Dollars banked-in earlier.

Otherwise, you can TT over your AUDs in the normal way,...

where to find list of A REITS australia?
any link to share?

i actually hv AUD sitting in FD in msia now earning 2% per annum. these AUD was collected from like many years ago.. when the exchange was only 2.30 and the AUD FD RATE was 6% or so...

so, maybe will TT these AUD to SG then from DBS buy AUD reits?

Well,... I hold CUP. And I'm watching this ctr closely,... even if they chop the dpu, the current yield is high enough for it to withstand a dpu chop !

What is the intention of yr investments ? Dividend or capital appreciation ?
*
dividend. Keep for long term. As my brokerage is high.. cannot be chasing short term cap appreciation.

custody fee will apply for foreign shares held in your DBSV Online trading account.
Custody Fee (charged quarterly) SGD 2 per counter per month, capped at SGD 150.00 per quarter.

Waiver based on combination of Singapore & foreign market transactions:
(a) 2 x transactions per month
(b) 6 x transactions per quarter

the dividend collection fees is as follows.

1% net div; Min AUD 5

So, if i buy CUP at .82 x 5000 units = AUD 4100.00

Dividend collected will be : .08 x 5000 = AUD 400 (estimated)

My cost will be :

Brokerage : AUD 30

SGD2 per quarter (maybe can be waived since i think i hv more than 6x transaction per qtr base on Singapore transactions)

4x div = AUD20 (for collection fees)

Is this calculation correct?

any other expenses?

How the tax thing work?

As I understand, foreigners are slapped with 30% withholding tax flat ... so u need to take 30% off from the dividend u received.
*
wah. after deducting the 30% dividend.. then whats the point in investing in ASX shres?

Is this AUTO DEDUCTED?

Yes auto deducted as they are the few countries still using the 2 tier franking system.

So if the gross dividend yield is 9% like NAB now, the net yield is 6+%. Lower than many Sreits.

For dividend stock, Sreit may be better

For volatility, ASX may have more opportunity

Thank you so much for the clarification.
Temporary will stick to SGX first.

If like that, better I go the US way with only 15% with holding tax if bought via LSE. Or the HK way where it's tax free. Anyone please correct me if I am wrong.

Yeah prophet,.. your NRZ divvy will be paid out in April 28th., Friday,.. 48.00 US Cts per share.

If there is a withholding tax imposed, you will receive only 33.60 US Cts per share.

Otherwise, you will receive the FULL 48.00 US Cts per share.

Let's observe together,....

Added : Actually NRZ is a US REIT, into resudential properties, hence, different in investment objectives from Manulife US REIT. The price has been onan appreciating trend for the last 5 tp 6 year, and the divvy payout has been growing from 45 US Cts to 48 US Cts this round !

Judging from all these quick-look data, I noticed this ctr is very attractive. Great work, prophet,...

Divvy payout is quarterly, and the current annualized dpu = 1.92 US Cts. Against the last done price of USD17.28, the yield works out to be 11.12%. If there is going to be a WHT imposed, we will still be able to catch a yield of 7.784%.

Earning 7.784% is always better than earning USD Term Deposit rates,...

Hansel. I think I will join you in ASX. Reason as below  tongue.gif The question now is how to open brokerage account  rclxub.gif
Hansel, what's the min purchase in AU? is it 100/1000 shares?

elea88 I am not buying SG banks anymore. Stingy banks. vmad.gif  bangwall.gif  There's an article today which said:

buying is easy.. its the charges on collection of dividend that is stopping me...

I did consider transfering my DBS shares to STAN CHART.. but that incurr cost as well...

So, i am still stuck with DBS.
