MK have a lot of condo. But many people still want to stay in MK.
Vacancy for some condos may be a bit high, especially for the very expensive units. Some condos i don't see a lot of vacancy, for eg: almaspuri. (based on lights during the evenings).
Rental is dropped a bit. But still can get tenants. (based on my neighbours experience).
can be vacant a few month, depend on your condition of your unit, whether it is a new condo or old condo.
for example verve suite if price is right, i heard quite easy to rent out.
selling price not really pressed down. Those people who can hold will hold it tight . Also depend on the condo, the unit type and so on.

Tiffani better than kiaraville , HR2 not so nice.
Tiffani seems slightly quieter, too. But maybe it's the unit i visited, facing inside.
about the sewer smell someone mentioned, i didn't smell it. but i don't stay there. smile.gif if really sewer smell it's due to poor design of piping, bad news.

palma is the nicest in terms of landscaping and got it's own man made lake. in terms of age, pines looking quite aged. pelangi also OK, recently refurbished.

btw the three, i would choose palma but also depend on facing, condition and so on.

price is more or less there, i say it's fair price but of course long term reader here know i'm vested in MK. personally i think it's a good price. given the bad market you can press the price down. fyi those prices u mentioned are same as 2013 prices.

as you mentioned maintenance is super, all maintained by UEM sunrise (AFAIK)
try to choose slight lower floor to avoid having to listen to the din of the highway 24/7. 5-8 floor is best, to my understanding. i once viewed a 20+ floor in pelangi, the minute i look out the window i pening!!

oh yeah other bro mentioned.. pelangi is more quieter environment, and arcoris is VP soon, so still near to amenities.

all the condo along that stretch got japanese , korean, gwailou, and it's a global community. and uem runs free shuttle buses for UEM sunrise managed condos to solaris , KL sentral.

you won't regret to stay in MK, its' great.

but if you want to buy older condo for rental, be prepared for some vacancy time between tenants.
