Cradleton will have additional security features added from original plan:
1) CCTV
2) Intercom from guard house to every unit

Got another news that Cradleton won't be having ready air conditional piping like Tenderfield.

We know about CCTV, thanks.
But are you sure on intercom? We got upgraded?
But why no aircond piping? They have designed a place compressor placement? Otherwise we need to hack inside the wall ? or imagine if every house having a black hose exposed on the wall and more likely piping length for every house are not equal.
*
I'm quite shock for the air conditioner piping as well. I initially thought will be included. They told me Tenderfield will be included. As for intercom, that's what being told. Need to wait to VP. Seems like quite a lot of staff taking up Cradleton for own stay.

But I believe aircond point should be listed under specs, maybe just us or at least just me that not careful enough on all specs listed.
We are the one that didn't look into that before this.
*
I double confirmed with them, they provide air conditioner point but not the piping. Weird.

Point mean they assigned place to put compressor and air-cond but those hose/pipe not provided?
Or air cond point mean air cond power point?
*
I suppose is the wiring for air conditioner installation and switch.

Cannot over decorate on Cradleton, need to leave some works on later precinct or else will disappoint later buyer or more expensive precinct buyer.

I think the deciding factor will be the double story houses vs the Gentlebre (only bungalow land and trees and landscaping comparisons only).

Based on the Gentlebre and cradleton progress pics and handover, we would already know what the other feel of the future precints or future houses will be... ie you will get more if you pay more premiums.....

If I were to pay mthly maintenance fees I would expect the inside perimeter to be more beautiful and esthetics than the outside perimeter ....like u don't mind going to pay more for a booze if u can see more pretty gals in a more expensive pubs.....sigh..
*
Totally agree, Cradleton buyers are paying monthly maintenance fees of RM 0.10 to RM 0.15 psf (which final amount not decided yet) from over 600 owners which approximately equals to RM 150k and above monthly. Hopefully RM 150k monthly won't be using up for some trees and grass alone.

i think the backlane bicycle lane totally useless
3rooms at the back, totally no privacy
+ got mainroad n garden so big who going to cycling at the backlane  rclxub.gif
i hope they change it back to real backlane garden
just small plants, flowers, small tree ok ady
*
Backlane really got nth difference with normal DSTH, I understand 15 feet is too narrow for any special beautification but what being marketed is not as per current situation. Maybe the slop problem makes it difficult to into 'garden backlane'.

RM 150k are peanut. I think not sufficient.
Don't be surprised that electric bill alone can as high as rm80k a month.

6 guards minimum, 3 guards two shifts. Need at least two at entrance when one is patrolling. I think first year would have 8 guards, until we not afford then reduce to 6.

Then Pest Control.
Landscaping.
Cleaner.
Handy man.
Manager.
Clerk.... ....
*
I'm not sure on electric bill, lighting and lamp post? CCTV? or the big main gate? How about normal landed property which got lamp post as well? I suppose not being paid by those residents. Not sure G & G need to bear by maintenance fees of residents. hmmm...

From what I understand, minium cost to maintain is rm 0.30 psf.
*
I was informed with range around RM 0.10 to RM 0.12 psf 2 years ago. if RM 0.30 psf above will be high. Calculation will be base on Build Up area or Land Area?
