Theoretically single-storey bungalow can be built and meet the requirements too for a bigger 65'×120' bungalow land, with 10ft set back at the left, right and back and minimum 20ft at front, you can have a single storey bungalow with built up of 45'×90' = 4050sf - with that there is still little buffer to reduce the built up size.

Developer wants uniformity lah..... when most units r 2-3 storey & suddenly bang! u see a single storey or out of ordinary small unit, potong steam lah....   There r other reason too but don't want to elaborate here....

Previous bungalow lands sold by SPS also got this requirement.

So far didn't hear about this difficulty which could derail the vp dates of this project.  Btw, whether the buyers like it or not, the developer (not only EW but all developers and apply to all residential projects governed under HDA) is only required to ensure that water and electricity supply is “ready for connection”, ie the developer is not obliged to ensure that there are water and electricity flow to the house.

I think uem 3 yrs completion is due to concern on water shortages during construction. Fyi, SEH 2 located in Beranang (same as EM), but construction period is 2 yrs.

Individual-titled development standard development period is 2 years but can get approval for extension of time.  For SH, not sure the approval was obtained beforehand (ie before launched) or during construction stage.  Anyway, afaik if extension of time is granted, then no LAD incurred so long as delivery happen before the extended time due.

Eh? I tot serene height is individual title? How come they can get 3years? Developer can request from KPKT to postpone VP meh? Without paying LAD to purchaser?
