Well, to hire a SA for standing there and ask you what you want but when you ask, he/she give you silly answer, I think there's a problem that the developer need to attend to. I wouldn't comment on that too much, because it won't solve my problem though but yea, expecting more voice at a later stage.

Quite disappointed finding out that there is going to be one bungalow in whole of Tenderfields. The show unit currently under-con will be permanent. It will certainly look odd to suddenly have a single bungalow in a row of semi-dees. Previously was told the show unit will be demolished for semi Dees to make look standardized..what happen to that plan?

Plus previously we were told that tenderfields will be only semi/cluster home precint in EM. Now they are building in other precint such as stoneridge. Haih..

Thought EM would be different..

Not really. I don't think you'll have the chance to run it in front of your house. You're supposed not to install anything that is publicly visible (facade) which I suppose same goes to the air cond compressor. In other words, your copper pipe (insulation) will need to run above the ceiling and install it at the water tank area (roof top) and chances that your drain pipe will need to drain it off at the toilet or connect to any of the drain pipe.

I was quite shock few years back when I visited the show gallery that the sales rep told me that it will not be provided.

Problems :-

Copper tape

1.) Not providing copper tape means that you'll need to pay more for copper tape to run all the way from each rooms / hall etc all the way up to the roof / water tank area.  It's not a huge problem, what you'll need to do, pay more, that's all.

Drain pipe

2.) You'll need to conceal / hide all these pipes even though they've painted it for you. Adding a PVC pipes are cheap if it was done at the beginning stage. TO hack and conceal and repaint will have a different cost = bear by the owner.

3.) Worst is, if you can't find a proper way to run the drain pipe (gradient), you'll either need to link it to your toilet (expose) or you'll either modify the main drain pipe. Workable but troublesome.
My point is, these are minor thing that is cheap if they are details enough to think about the consequences for the purchaser. As a developer that has established this long, they should've already cater for problems like this. If you were to ask me why I did not complain for problems like this :-

1.) Telling to the sales rep, they'll smile and divert my complaint. Maybe will tell me "Ok, I'll forward your concern to the management" . Case close
2.) Asking for Evon contact. The sales rep will say " Why you need her contact? We can't give it to you. But you can tell us your complaint." Case close again

Anyway, these are all workable items which will not affect the quality of the house. It is just an added value that you're expecting them to provide but they did not. If you start to ask too much, there will be people who start shooting you. Opss   

Aclty u won't see much air on piping outside the house if u know how to manage with the air con guy.

I would be disappointed if this is how the 'final' backlane looks like or going to be, even with a few planter boxes. Why can't they plant shrub or small plants along the backlane? The backlane is so empty without any design and nothing make it looks better than other terrace house project's backlane. I won't complain if Ecoworld SA didn't promise an inviting garden at the backlane as one of their main selling points. Now, I, as a buyer, would definitely feel cheated if this is the case. I don't have high expectation but they should at least deliver what they have promised. I don't mind toothpick trees as they will grow into big trees later. But they should have enough number of toothpick trees around the neighbourhood. I'm sure the landscape costs have been budgeted into the project and EW should deliver what they have promised. No high expectation, nothing fancy but please deliver what you have promised, Ecoworld. One month to VP, I can wait before I pass my judgement.

Just curious though, what did their SA promise exactly to Cradleton buyers regarding the landscape area within the precinct?
