QUOTE(Diver Lim @ Jan 9 2017, 05:36 PM) Based on build up if I am not mistaken. Those informed rate will never be actual rate, will sure vote for new rate very soon. I don't think EW committed to bear the insufficient cost for first few years. Those cost to maintain are not decided by EW. Is a common market rate to maintain a resident compound. I was informed based on Build Up area as well, will be whopping RM 600 and above per month as per your prediction.

QUOTE(Diver Lim @ Jan 9 2017, 05:37 PM) His photos are for Cradleton. The photo easily as wide as 20 to 25 feet which is not relevant. At least can add up some lower plant on the side to unit, treat the cement with some better coating like stones, patterns, colours, etc etc. I don't think trees are possible at this stage.

QUOTE(Diver Lim @ Jan 9 2017, 05:43 PM) Maybe landed are lower? The information on rm0.25-30/sq ft are for condo. OMG, condo different bro, condo size around 1k BU. Fully extended BU for Cradleton easily around 2k and above.

QUOTE(vincentSEH83 @ Jan 9 2017, 05:51 PM) I think EW try to move those landscape like lake which required high maintenance cost out of compound area except for Gentlebre which under individual titles with DMC. In fact, condo also required quite a lot of guards as landed property too as they need patrol to every floor by using their leg instead of motor like landed property. Totally agree, condo will need very high maintenance as they need to cover every floor's cleaning, sampah, gym, pool, gardens, common hall, barbecue area, etc etc. Build up area to cover will be large as well considering each common area of every floor.

QUOTE(samkps @ Jan 9 2017, 05:53 PM) Cradleton purchaser should expect something like this at the backlane I suppose. Shrub at the side, planter box with plants at the center. So, that's why I am asking if the picture shown is the final product for the backlane garden.. Might not be the final products but seems to be taken quite recently. The last time I saw from 2nd floor of Show Unit (Parkhome) over to the backlane side of Cradleton, it still look like the current photo which is only untreated cement and grass.

QUOTE(vincentSEH83 @ Jan 9 2017, 05:59 PM) Hi Diver gor, attached is the actual photo for your viewing. I don't think the back lane for this project could get approval. Authority need the backlane requirement for emergency escape purposes.

QUOTE(samkps @ Jan 9 2017, 06:06 PM) So far all precincts in EcoMajestic have backlane garden. Tiara South have backlane garden as well. If can't get approval, how about other project? At least SP Setia have a project with backlane garden in JB woh. Oh, I'm referring to the reply for other project. Attached thumbnail(s)

QUOTE(samkps @ Jan 9 2017, 06:04 PM) The most expensive expense for condo maintenance beside the guard is the lift maintenance.. Haha, missed out that important part.

QUOTE(vincentSEH83 @ Jan 9 2017, 06:11 PM) I think cannot escape after tree grow up. It is quite stupid to plant a tree in between while the backlane is damn narrow. This project already get vpe as my uncle already on the way to do renovation. Artist Impression & Actual environment really much different. Yup, I can see the trees filled up all the backlane area. Haha.

QUOTE(samkps @ Jan 9 2017, 06:11 PM) Backlane garden concept should be able to get approval. Just depend on developer how to make it proper. Yup totally agree, IMHO, doesn't need to be too fancy, just look nice and natural will do. If according to the project posted by vincentSEH83 really headache when the tree grow big.

QUOTE(samkps @ Jan 9 2017, 06:16 PM) Currently, everything inside precinct 3 SEH still maintained by SP Setia. So far every unit only pay RM 300 per month.. Let's see if Tenderfield can match it. Hopefully it won't go beyond RM 0.15 psf.

QUOTE(samkps @ Jan 9 2017, 06:20 PM) I mean for those trees that near to backlane. I suppose there will be for trees between corner unit to corner unit area which is the linear park. Most probably won't be available for backlane since the center lane cement completed.

QUOTE(Diver Lim @ Jan 10 2017, 10:10 AM) Since everyone giving wishes on what EW are planning to gift when VP, angpao la, free wifi la, free club la etc. My wish is gift as a fund to the Cradleton management account, so that we don't need to wait years after years to accumulate the sinking fund until we are able to do any minor improvement within our precinct. Sound good? Hahaha... The last time I check with them, seems like nothing to give. Keep it simple will do.

QUOTE(Palmwalker001 @ Jan 10 2017, 11:50 AM) Ic, thanks. anyway the community can enhance the back lane if they find not up to their standard Bagi skim kediaman bertanah strata, lorong belakang ini tidak diserahkan kepada Kerajaan dan oleh yang demikian, ianya bukan suatu laluan awam. Means Garden lane more expensive to maintain...

I'm getting sick of some supporters here who seems to lick EW from start till end. It is very obvious that Gentlebre unable to deliver their final product as per booklet. Still want to argue to wait for VP for other precinct? Lets be real here, real owners who are buying for own stay with additional premium paid for all being shown on a piece of Ipad are putting the trust and hope from EW. First few batch of buyers buy from solely preview on marketing stuffs, no show houses, no landscapes, no side visit, etc etc. I remember I had to drive along Lekas highway many times with the tol at Pajam exit just to have a visual view of the exact location. Even manage to find a very bushy entrance from eastgate area, drove into the jungle track until being blocked by security. Manage to find out 'temporary' side office near eastgate 1 storey shoplots and met some of the officers for site confirmation. All these was back to the time when EM tread is back at version 1/2. Many was being marketed as being premium and yes, the Eco Lorong was being emphasize to be special. It is normal for us to expect for what being marketed to us. Why keep on protecting on their interest? Just doesnt make sense. I can only think of a few reasons for some of you being so optimistic:
1) Buying for investment, more towards flipping, means bad comments will pull down the demand, low future Subsale market value, bad impression, etc etc
2) Current EW buyer hoping for more referral for upcoming new buyer who come into the forum, giving more positive comments will give good impression on new buyers
3) Cyber troopers acting as buyer
4) Buying without expectations
5) Sarcastic towards earlier precinct buyer who bought it 'cheap'. Money for money value.
Just my opinion. Just a sharing. Just a view from a buyer.
