Atrium is probably about 60% occupied...........and so far getting tenants for my SOHUs has never been an issue........ weird thing is that off late been spotting Koreans n the French moving into Axis.......... wink.gif

weird thing for me is that i saw lots of bangladesh foreigner, african, middle east ppl moving into axis, honestly, this axis design looks like a flat design, in pandan area, the only good thing is looks talk enough, i dont think the price can be sustain in future...

yes i saw the same too, in fact, the axis shopping mall full with those bangladesh,indonesian workers, belive they come from the low cost flats nearby, most axis purchaser are fliiper, try to get rid of the units upon completion, not dare to hold for long term...

hmm.......saw Bangladesh workers but not sure if they r staying there though....can they afford it given that there r plenty cheaper options in the vicinity................never seen african before despit almost every weekend there but pretty sure some of them will be able to afford it..........

.....and yes Axis is fast becoming a middle-east hotspot........quite a number of them has moved in......believe the main pull for them is mall downstairs n LRT next door plus reasonable sized units at decent rents of 2k below..........despite the FUGLY looking building n messed up workmanship......

but so far all my 3 tenants have been local chaps though........... rolleyes.gif

Pai koh, mind to share what is the size of the sohu of yours that you rented out at 2k monthly? As I checked online, the fully furnished ones are advertised for rent at 1.8k or less for sohu (size 561 or 600 sqft). Thanks in advance. smile.gif

Hi Steven,

I've extended my loft unit, so the new total built up now is close to 750sqf. To top that, changed the fugly tiles they use to wooden flooring, with 8 feet built in wardrobe, and did some basic L-box as well.

In order to collect premium rents.......one has to offer a strong USP for their unit VS the current offerings. I know 2k is pushing it but given the rather blant existing offering, Im sure I'll be able to catch the right tenant, soon wink.gif

p/s : recently a valuer came in who viewed my unit n tentatively confirmed that I should be able to get 10% more in valuations ( close to 240k) thanks to the extension..... wink.gif

1. What is the initial size when you bought the loft units?
2. How did you extend the unit? Is there any procedure to follow to do so?

Guys, just like to share that a f/f renovated SOHU unit today got locked for 2k p/m today ....... for 3 years rental somemore rclxms.gif

The agent that closed this deal is named Halima from CBD props...... she's pretty good having dealt with her in few occasions. Highly recommended and you can reach her at 012-3792584. So far she takes no less than 2 weeks to rent out my props smile.gif

I know mate, even I couldnt believe my luck shocking.gif

Somemore some agent mentioned since my unit was quite nicely done, I should aim higher than 2k. Anyhow, 1 bird in hand is better than 2 in the bushes.

Btw, this Halima agent needs more SOHU units for rent, she got waiting list of tenants.

1. All were diff in sizes......ranging from 5++sqf to 6++sqf........

2. This is a trade secret, as dont want to have 100 similar units in Axis to compete with me later for tenants. Hope u understand tongue.gif

Got 3 bijik SOHUs. I went early 2010 in SOHU, in fact I let go my 2 units in Empire Damansara as I think Axis has better prospects. Average entry price for SOHU was less than 170k each...........

Also to diversify a bit.......whacked a 739sqf Axis Residence as well for less than 240k.........
