 recommendations for property, RM30k cash on hand, property to rent

hi guys, lets say I have RM30k cash on hand, and I am looking for a property be it landed or strata to be rent out to students nearby. anyone can recommend any properties with below condition:

1) partial/fully furnish

2) preferably in KL

3) rent to students or working class without many immigrant/foreign workers nearby

4) I am earning RM3k gross income a month.

haha i dont have 50k cash. I think I will hold on for now. because I used the iproperty calculator and found out that I am only eligible for property below RM170k. That means low cost flats and low cost flats dont generate good income generally due to lower quality tenants.

If you additional cash, then i suggest you can invest this year or early next year since now is the buyer's market. If the selling price is way below market, i suggest you grab the opportunity before it increases.

With 3k salary can find 200-300k prop.

Do mark up loan 100℅. Easy pz.

Is the tenant quality there good? and is it a good neighbourhood overall?

traffic there is like crazy. Jammed most of the time. Tenant quality otherwise are good. Lot of chinese tenants as well. Those aunties and uncles. Lot of them
