recommendations for property, RM30k cash on hand, property to rent

hi guys, lets say I have RM30k cash on hand, and I am looking for a property be it landed or strata to be rent out to students nearby. anyone can recommend any properties with below condition:
1) partial/fully furnish
2) preferably in KL
3) rent to students or working class without many immigrant/foreign workers nearby
4) I am earning RM3k gross income a month.

I think I will hold on for now. because I used the iproperty calculator and found out that I am only eligible for property below RM170k. That means low cost flats and low cost flats dont generate good income generally due to lower quality tenants.
