Buyer
1) Prepare a payment of 2% of the selling price to the seller/agent.
2) Get a lawyer to prepare the SPA & prepare a payment of 8% to the seller. You may pay via your lawyer if you don't feel secure with the seller.*
3) Find a housing loan. Please do your research with multiple banks as you do not want to change the housing loan in less than 5 years (costly = tenths of thousands Ringgit penalty!!!).
4) Pay the 90% balance to the seller via your lawyer.*
5) Chase your lawyer for the return of Stamp Duty and prepare the Stamp Duty fees.

Seller
1) To receive the earnest deposit of 2%* of the selling price. At the same time to sign the agreement saying you will put your property off the market for 90 days.
* Normal practices - this 2% will be paid to the agent (as agent fees).
2) Wait for 15 days for the SPA (Sales & Purchase Agreement); here you will receive 8% payment - so in total, the initial 10% deposit has been paid. You will most likely require a lawyer to go through the fine prints here on forth.
3) Wait for the buyers loan to be approved (or if in cash, for the remaining 90%). This shall not take longer than 90 days. Payment will usually go through your lawyer and the buyers lawyer, so that everything is official and documented.
4) Now that all payment has been made and SPA signed, you will need to start packing/moving out. The SPA will be sent to the government for Stamp Duty, where once it returns, the property is officially the Buyers.

IMHO, I would only buy auction property if:

1. Auction property is 20% lower than market price. Do your due diligence.
2. Auction property is vacant to avoid hassle of eviction.
3. There is no caveat on auction property. Do a land search.

i help my client bought armanee terrace @ 492k while the market price is 650k
i've see putra ria in bangsar sold at 103k, while the reserve price is 70k

so it depends.
there still a good bargain at auction prop

if has a vacant land pls look for any architect and they will introduce.
or you can go construction site, they has a board over there.
all the consultant, developer, contractor information (co name, address, tel) is available there..

try this monthly net income * 0.4. That is the amount of monthly repayment the bank would probably allowed. From there you should be able to work out the property price you qualified.

Net income is your final pay after deducting EPF, SOCSO, Tax.

Again that is just a simple calculation, they also look into other loans you have, monthly installment and credit card debts.

Has anyone tried http://loanstreet.com.my? It's a relatively new website for everything loan related in Malaysia. Can compare loans from every bank in Malaysia down to the interest rate you will get for the chosen package. Different loan amount/options results different interest rates blink.gif Can even continue to apply through the website.

Even though there are options to compare hire purchase loans on the website, currently only housing / home loans work though. unsure.gif

At the moment, from what I know, Al-Rajhi offers true Zero Entry Cost packages. Do be aware that their BFR rates are 6.9% as opposed to other commercial banks at 6.6%.

It isn't certain. It totally depends on the package you selected. Things like Loan Amount, completed property or not can affect the outcome.

Al-Rajhi can even offer up to BFR - 2.7% even for their ZEC package, but certain loan criteria must be met.

The best way really is to use the comparison tool at Loanstreet.com.my to find out, then proceed to apply via the website.

Max, for most first time buyers, there are chiefly 2 things that they should be aware of:
1) The entire process of acquiring your property, including legal process and loan approval
2) How much cash will it cost you to acquire your property, E.g. MRTA, Stamp duty, legal fees, MoT, titles

Well done bro! However I just run this program on a few of my mortgages. Out of curiosity, where's the discrepancy come from? I also use mortgage calculator at http://loanstreet.com.my/ , and it turns out the same. Even though I have entered all info needed (interest rate, loan tenure, down payment, etc), it couldn't even compute the exact monthly installment I'm paying. The difference is about 1 5% more than what I am paying now. So when I run the amortization, 15% difference makes a lot of difference in 10 years. Pls give me a hand ... TQ icon_question.gif

I got a few. But one of them is RM 150,150 with 15 years tenure, 100% financing margin, 6.95% interest rate. The result i got from http://loanstreet.com.my/ is RM 1,345 for monthly installment, total payment of RM 242,171.44 and total interest of RM 92,021.44;

Whereas the real payment that I make is RM 1,305 and the total payment that I'm gonna make if I complete the 15 years tenure is only RM 227k ++. Sorry the difference is not as much as 15%, it's about 4%. TQ

3) Any tiered interest for the duration of the loan? (1st year x interest 3rd year y interest 5th year onwards z interest)

It's like car loan and personal loan settlements where people tend to think it's arbitrary way of calculating the rebates. But the rebate calculations are precise down to a science. And its this science behind your calculations that piqued my interest hmm.gif

the only explanation i got is, THOUGH it is said that your loan amount is rm150,150 @100% MOF, BUT didn't you pay 3% to the vendor upon you signing the SPA?
So, i assumed actual drawdown was only 97% of the purchase price.
and wallah! at 97% price, installment = rm1305-03.

the only explanation i got is, THOUGH it is said that your loan amount is rm150,150 @100% MOF, BUT didn't you pay 3% to the vendor upon you signing the SPA?
So, i assumed actual drawdown was only 97% of the purchase price.
and wallah! at 97% price, installment = rm1305-03.

Thanks Fezy. Actually I did pay the 10% down payment amounted RM 15,015. However since I was entitled for 100% MOF, they refunded the 10% down payment I had paid. So my financing is at the purchase price.

I always hear people saying the house size either in square feet (eg 20 X 70 )or square meter (eg 850m² ).

But how do we which do not familiar with those numbers to get the rough idea of how big or small is the house?
May I know how can I know how big is the land size based on the number given?

Like single/double terrace should be a X b , bungalow should be c X d
something like that

Is there any standard for this?

For me i always remember that a typical shoplot is about 22' x 70' and terrace house is oso about the same i guess. So i gauge the size according to that tongue.gif and bungalows are roughly 3000 sqft build up area.

In fact there is no so-called standard built up in the property market.
the bigger the built up, the more u pay.
to my interest I prefer residential with minimum 24' x 75' to 110' land area and built up >3,000 sq feet.
if they talk abt square meter; 1 sq meter = 10.764 sq feet

additional info that i hope may b helpful,
in fact nowadays some developers or owners simply bluff the gross floor area (GFA) or built up area during their sale.
GFA shall only include area (length x width) with 4 walls + 1 ceiling as enclosure; staircase, terrace, balcony, yard, car-park shd be factored in calculation making the overall area smaller.
so it is unfair for buyer to pay base on RM/sq ft. Everything is so expensive nowadays, must b calculative in property.
