 "Tricks" used by agent, Rental Property

What I have experienced
At first we agreed the rental is 3k (example) with internet, who know the agent signed up expensive package for my tenant which cost RM3xx, which I initially thought was only RM1xx. Then before move in, asked me to service all the aircon, clean all the curtains, pest control (said I need to provide receipt, then before the tenant move out, they will do the same)
And when give commission, she told me their company is 1.5 months commission instead of 1 month. I argued then managed to settle back with 1 month, with the condition she will get commission again when the tenant renew. I argue further then finally agreed with 1 month.
It's really stress full dealing with this agent, feel like she is doing two faces between me and my tenant.
Any more tricks they might use? So that I can be more careful?

you should avoid dealing with agent like this. ask them to fly kite and insist to report them to their agency and MIEA if they happen to flout the law.

As someone trying to rent a place this is something I worry about that agents might do.

Are you kidding me....seriously. Property agents are every-fking-where, they're always a stones throw away.

Why waste your time dealing with this 1 crooked agent, there's like a million of them out there at least, and so easy to find.....

Honestly, i dont see the point of getting an agent to do the listing for you.
Why don't u just do posting yourself. instead of letting them taking money from you from their so called "advertising and networking". Some solicitor offer with a fees for pre-written agreement for rental, you could use that, don't need to everything go through property agent.
