Lets share something on this particular topic.

Which places value do u guess it will boost drastically?

For me,

I feel that Connaught will be the next bangsar ...

what u all think?

I will say Kota Damansara and the surrounding area thanks to Ikea, Tesco and etc.
A lot of new property in development there. I think it's still a good time to invest.

Puchong will be good too considering they are extending the STAR LRT line all over Puchong for the next 4 years.

Shah Alam, Sungai Buloh. Should look at the outskirts, rather than the areas which oredi been developed.

LOL...somehow i feel like if u wanna get a dam good place...check out the places name...

eg, mont kiara,boulevard midvalley...ukay ....all using english name...and i feel that it somehow can boost the price also...

Ah, but note that Shah Alam has a lot of restrictions on "sinful business" coz it's the state capital. Without an active nightlife, an area will never be the next Bangsar.

Puchong would be a growth city that's for sure.

Connaught wont be bangsar as the area around there not like bangsar of premium value.

Puchong's already growing. In identifying 'future growth' areas, shouldn't we talk about places which aren't developed or in the midst of developing?

Places like Puchong's got lots of potential. Anywhere with big hypermarkets have basically oredi been identified as high growth area. If u are far sighted, u would have purchased a propert at Puchong back in those days when even the LDP toll wasn't up - when Kinrara was considered 'ulu' nod.gif

Admittedly, no place is 'safe' from negative vibes but a place which isn't gonna be able to give its residence a peace of mind is bound to depreciate sad.gif

Take a look at Cyberjaya. Earning a lot at the begining but now.. it's very "affordable". Prices dropped.

There's huge potential at CyberJaya but for now it's a bit difficult. People would rather be staying at Puchong than CyberJaya but soon, people will start moving to the 'out-er skirts' smile.gif

Yalor... too bad I rented for nearly 8 years and got nothing doh.gif I moved into Puchong way back in 1999 when got only 2 lane road and only IOI mall.

Only recently I got enough cash to buy my own place... but that time also wasn't so good for investing the Asian Financial Crisis caused IOI to shelve or postpone a lot of their developments.

IMHO Kinrara to me still 'ULU' no offence but most of the existing developments place not very well planned out the houses and roads so badly organised! Imagine houses right next to Oxidization ponds.

I think the future is in the newer developments like Bandar Kinrara or closer to Bukit Jalil.

Puchong rental OK only... real gains are from capital returns of property. So many new houses just get keys and the owners already want to sell/rent.

It's as safe as any other town in Selangor, just take precautions. I keep a dog to stop people from stealing my shoes at night brows.gif. At least I didn't get robbed like in 1Utama.

I work in Cyberjaya and even I don't want to stay there... I think Cyberjaya problem is the lack of critical mass.

Not enough population so businesses like food, shopping, market and other simple convenience are not available... but given the long run it might become the next Puchong!

What Cyberjaya needs is to attract people and a good developer that can deliver a good mix of commercial and housing development... like what IOI corp. did for Puchong thumbup.gif

However I'd be more inclined to "gamble" invest money on Taman Equine/Serdang.

Got but very few and mostly those halal type... like Penang House (Street Mall) or Padi/Old Town Kopitiam (in front of DHL).

That's why I'd prefer Taman Equine/Serdang...

I was at Desa Park City the other night and found the place quite nice, but for the roads - it's a little cramp in my opinion but otherwise I *think* it may just be a nice place, except price is pretty high now... sad.gif

So weird why not the heavy traffic areas like pusat bandar puchong or bandar puteri... the traffic in and around the IOI mall stretch is such a pain...

Too many cars until the roads cannot support...

I still feel that its related to the feng shui and the population of the area.

10years later puchong going to be the next Kajang , Serdang .

10 years later Rawang is going to be the next top industrial area eg.Bayan Lepas....

True. I see there are 2 potential spots in Klang.
- Meru
- near to Setia Alam, KL & damansara. Not forgetting near Shah Alam which means plenty of business & employment opportunity. Oh ya, Centro just opened there.

- Bkt Tinggi, Botanic area.
There is Tesco, Giant & in near future Asian's biggest Jaya Jusco shopping complex. New office tower is currently in construction. There is going to be a huge bloom in near future.
Housing are still relatively affordable. 24'x75' double storey retails around 300k. You can't find this price in KL/PJ/Damansara area.

you dun just look at the area, for a place to dev look at the type of people staying there. affluent, middle class is what you look for - then the place will grow and prices will appreciate. places like cheras, sg buloh, serdang etc will take time as there are still many pockets of land available for dev and the crowd there is very different from places like sri hartamas, bangsar etc so appreciation will take time.

currently property market is stagnant and is very soft. dun believe all the developer hype about places being sold out unless it's a super duper hot area. you can see previously hot area now having slow sales - just check out kota kemuning, setia alam, bkt jelutong etc - all still got loads of houses for sale direct from dev. previously you have to queue overnight ......

in believe very soon it will be buyer market - you know like car market. then you can buy completed houses direct from dev (better deal for us smile.gif)

Anyone with any insight into shoplots? Heard there are new ones popping up within Mont Kiara... but any idea about the price range? Also, how much rental income can we expect to get from shoplots in that area?

ss2 - yes it's very strategically located, practically toll free access to most part of pj/kl. also place is established. what to look out for is the location of the house. i believe the place you're looking at is either near chow yang or nearer to sea park market. both area are ok but those very near to chow yang will have to live with the thurs pasar malam. you will need to check the house properly as they are more or less 30yrs old - set aside some budget to re-do the piping, bathrooms and roofing, unless the current owner have done very good maintenance. overall ss2 is a good buy - rental is very good and easy to find tenant. for family - there's easy access to restaurant, shopping mall, schools and amenities.

Thank you for your opinion about the location. Yea ! Indeed the location is strategic enough for plenty of options for you to go for ranging from public transportation, commercial, food & beverage, banks and many more. But then did you notice that the area that is located somewhere near Kayu and Cheow Yang there, the MBPJ Authorities are planning to open up the road to link up with the LDP highway ? unsure.gif
I got a notice about that issue in my house mailbox.

I doubt this issue related to the owner of selling the house at a lower price. hmm.gif

For investment, go look for good well known developers eg. YTL, Sunrise, See Hoy Chan, etc.. Can't go wrong with them. They know how to build up a township and boost the market.

Want to know which area is worth investing. Ask yourself which part of the area that you like to go during the weekend.

a lot of people love to go to this places.. Curve, Ikea, cineleisure, One U . Its not that hard to choose am i right.
