Traffic is crazy everyday….. so many inflows routing to rimbayu, Kebun, Banting, Rimbayu, Tropicana, Gamuda, Eco……

If you have 9-6 job around KL/PJ, please avoid this area at all cost.

Don’t mention KL/PJ actually, I dare not go to KK nowadays.

When I raised up this issue, a lot of rimbayu/TA/Eco lovers will bash me like shit.

Anyway once Gemala, Freesia, Robin, Starling and those condos are ready, be prepared for 1-2 hours just to exit rimbayu. Now already 30-45 minutes just to exit BSP or KK route.

From what I understand there is no referral for Gemala?
My friend tried to ask me to be his referral. Anyway he let go of his unit already.

I asked him to stay my place 1 night and try the traffic in the morning. Funny…..

I am just stating the fact, so future buyer need to be careful.

I said it many many times, the developers could have done better. When I purchased this, I was so new to this area, trusted them on WCE and KK proposed flyover.

After I moved in only I found out it is all marketing gimmicks.


FYI Tropicana is moving out soon, after they launch the last phase. Take their profit, leave the problems to the buyers and local council.

He didn’t stay but I offered, he eventually just asked for waze ETA in the morning for his reference.

After long consideration he decided to choose subsale at other location.

Hey Buddy, I am not planning to sell the house yet due to low prices now.

I have been staying here since 2018, that time the occupancy was very low, Banting and Kebun route still closed.

After that they opened Banting bridge to public and Kebun route, things start to turn bad, from a very peaceful small neighborhood roundabout to super busy roundabout now(Banting bridge roundabout).

If you don’t mind to leave by 5:30am in the morning then it’s okay to stay here, very comfortable and established.

Actually not much left, few parcels only. Their SA told my friend they are moving after few more launches.

Upcoming Hazel is last residential then commercial. That’s it.

The lake is meant to be the retention pond for the area, which did a fantastic job last year.

Overall rimbayu, TA, Santuary and Gamuda have proven to survive various floods all these years.

I don’t think anyone can answer how the water drainage system work in the area except for architects of the developer.

Yup I shared before in another thread, last year we couldn’t get through kesas through kk as it was flooded at KK entrance/exit. That is the nearest to Sri muda and kemuning utama(worst hit area).

Only way to exit rimbayu was BSP.

In case anyone wants to know.

House okay but access totally gone.

I went in Sri muda as volunteer that time, only very high 4x4 can go into Kemuning utama and from there take boat to go in.

Why not go for Hana straight? With the lawyer fee and all.
Freesia would be same price as Hana.

Hana’s design and layout is much better IMHO.

The land next to it most likely will be surau.

Anyway it is unfair to compare Gemala and Hana.

Hana is almost twice the price of Gemala.
