 Tennant want to install kitchen cabinets

Hi sifu, got a funny question to ask.

I have a recently finished house and managed to find a tenant.

But currently in the process of installing the grill and lights, etc.

My agent just called me to say that the tenant wants to do kitchens cabinets and will pay for the cost himself since he is gonna stay there for at least 2 years.

Should I as the owner allow it.

First time iIheard that the Tennant wants to install kitchen cabinets himself and pay for it himself since he can't remove it and install in another house right.

Appreciate some advice if anyone face similar situations before.

kitchen cabinets can be cheap lah
but got case that before the tenent move out, she destroyed all the cabinets with a hammer.

you can consider:
upon move out, you buy over at agreed price
or ask the tenant to restore to original condition before move out.

I believe it is stated in the agreement that upon handover to the owner, the premises should be in equal condition before and after the tenancy term. Provided you want to demolish the kitchen cabinet and rebuild.

I think the best approach would be to liaise directly with the tenant and look at the design and materials used.

1. If you are not ok with it, agree to demolish it and return the kitchen to its original condition.

2. If you are ok with it, perhaps your tenant can re-sell to you at an agreed price depending on the condition after the tenancy term is over. For this, you might want to do quarterly or bi-annually inspections. If all is working fine with minimal damage, he/she can sell to you at the maximum agreed price and vice-versa.

at least the tenant inform u before hand

some do not bother to ask and do alot of funny thing.

i got tenant hacking the floor (from upstairs to downstairs) for connecting a wire. i dont know what the wire is for but they never bother to seal back the hole....
