Yes, the malls in Sgp are not working well, and rentals are dropping. But depends on the mall locations too. Look at the model of Fraser Centrepoint Trust, J69U, I think,... This is one that has a higher chance of doing well.

Since 2014, I mostly shop online, bought meal vouchers, TV, Aircon,oven, all IT products, alarm system, blender, mobile phones n accessories, lighting, sound bar, supplement n many more except clothing, shoes, fresh food. These online things were cheaper by 20 to 60% n supplied by big companies with physical stores.

Went to mall mostly for window shopping or evaluate things that I would buy online. When I show people the things they bought can be bought at 1 fifth d price their jaws dropped to d ground. May be reits that own warehouse

To me there is no need for emergency funds cos ASx is the ideal account. I just keep a couple of thousand in CASA, the rest in eGIA in transit to ASx/EPF. If really emergency n these are not enough, can get from siblings anytime, last resort cash from CC. To me "ah long" not in my dictionary, only for the stu.....

MYR has dropped from 4.23 to 4.45 vs USD, abt 5% since TRUMP's victory, what about S-Reits or SGX indices, drop more than this? Just want to compare to see how much worst is investment in ASx.
