 MOT issue, please help

i am going to purchase a condo, situation as below:

seller A = already done transferred the MOT strata title from developer
seller B = not yet done transferred the MOT strata title from developer

i know the cost of MOT transfer is about RM20k including stamp duty.

my question, if i buy from seller A, is it mean i no need to do the MOT Transfer and can save 20k??

if i remember, u cant get any loan if that house doesnt have strata

Every title transfer will require MOT.

For A, either:
1) dev -> A (MOT should be bear by A), wait few months, then A -> you (MOT bear by you)
or if the developer allow (A should go and ask)
2) dev -> you , with A request and developer agree to do this. Normally developer won't agree as this have potential fraud or hanky panky.

Summary: no matter buy from A or B, you still need to pay MOT.

Both will cost the same for you. However, B will need to wait longer before the title is transfered to your name. i.e. your S&P with B cannot proceed, until B's S&P with developer is done. Hence, additional cost for your rental, wait, etc.

Except from this, you may have other conditions as well such as unit location, floor, facing direction, internal quality, etc.

Already stated in post #3 above. Most developers will not agree to this nowadays.
