However, if they dont increase price for the following phases, or they make it cheaper by psf, I am believe that a lot of earlier phase buyers will make noise against them.....

Yes, thats what I thought as well. But I really hope the percentage of ownstay is higher so that the overall township works better... nevertheless, with strata title...the management of the township is in a way guaranteed since all owners must pay maintenance regardless...

Yes, talking about cahaya spk it looks nice. I've never seen the houses in close proximity although gives me the feel that its quite a serene and nice place to live in....
Hopefully, with EG's name and more developers coming in... I hope Puncak Alam's overall amenities and road infrastructures are improved to make it much more accessible...but I do understand that this might take at least 5 years....

Also, anyone has any idea when the show unit for EG will be up?

say out of 100 potential ownstayers...how many of them will

1. buy an ownstay property just by look at 2D brochures and reputation of developer when entire development is now bare?

2. buy for ownstay with show village or show unit available, so that they can visualise what they are getting?

3. buy for ownstay when the project is completed when they can literally feel the unit they will be getting?

4. buy for ownstay when the house the community and amenities are available?

if you can fill up the % of these, then the rest are flippers or short term investors.

i'm buy here for own stay. since my wife HQ will be transfer to Kwasa Dsara in near future. once DASH completed, there will be 1 interchange to Kwasa and easier for my wife to get to work.

the maintenance fee is like to maintain a condominium, very expensive la. lol

min 250++ for intermediate unit. not sure how true, was told by the sales agent there
