It’s actually the price point that I am surprised about, I was expecting it to be around 1.3-1.4 million before bumi discount taking into account the EW branding, the location, land title and build up area as well as the landscaping. That would be a fair price for a super premium product at this location.

QUOTE(BEANCOUNTER @ Sep 30 2018, 04:07 PM) eco sanctuari is not your typical run of the mills township. I do not “want” a 1.2-1.3 million SMD, I am however looking for a SMD to settle down for the next 10 years. 1.7 million is a rip off for this location.there are spaces btw home unlike some nearby developments packed their houses tightly together and offer one monogenous façade. even their latest smd offering, dahlia smd, all units look exactly the same, dunno how many units, like 50 or 100. line them up on the street look like army barrack. eco santuari terraces already cost 1mil and above. am just remember smd started from 1.7mil, but I could be wrong, it could be from 2mil. eco sanctuari was launched during the height of property bull run. will be interesting to see how it pan out now after vped. if you want 1.2-1.3mil SMD, look no further.....Tropicana aman. developer sold from tis price. recently a forumer claimed that market value is 1.7mil. here you go. |

QUOTE(occ2013 @ Oct 11 2018, 11:25 PM) The facade is a bit OTT, the fencing of the condo is a little underwhelming considering it's at Kuala Langat priced at nearly 1million for a condo. Failure in the making.I am pretty sure there will be a XH20 or whatever cute taglines from their marketing team for promotion, with 30% "early bird discount" and a further 100k renovation subsidy soon. QUOTE(willyboy88 @ Oct 13 2018, 12:52 PM) Splendid! It's a tad bit too uniform that renders the development look like a typical McMansion development in the states. Flat roof with minimal clearance from the ceiling in tropical climate? Good luck with water proofing work and cooling cost. EW should have adopted EA/EF design with slanted roof in their flagship development. For the avoidance of doubt. "McMansion is a term for a large "mass-produced" dwelling, constructed with low-quality materials and craftsmanship, using a mishmash of architectural symbols to invoke connotations of wealth or taste, executed via poorly thought-out exterior and interior design." |

QUOTE(mingyew @ Oct 15 2018, 11:22 AM) It's not a property development with only 10-20 million houses. Of course it does matter. This is a dwelling for Upper MIDDLE Class at best. Those UHNI (those with USD 30million of investable assets) wouldn't get a house here, lest wasting their time repairing a broken house. This post has been edited by Hisham8686: Oct 15 2018, 11:53 AM |

QUOTE(samkps @ Oct 15 2018, 11:47 AM) Well, I am not sure if ES is using the cheap materials and poor craftmanship... Perhaps owners can comment. But it seems like many McMansion in States do use the slanted roof design as well.. It's definitely a mass produced with poorly thought out designed houses that happened to be huge and located in a suburb. |

QUOTE(BEANCOUNTER @ Oct 15 2018, 11:52 AM) We speak the same language. To be fair, the landscaping is splendid. But the design of the house is very poorly thought out. EW pride themselves in attention to details and treating everything within their development with more TLC than the rest. I have very high expectation of their products, especially their flagship development.Unfortunetely buyers here think they found haven. You cant criticize canal city. Only can sing praise songs here. |

QUOTE(samkps @ Oct 15 2018, 11:57 AM) Housing development in Malaysia mostly are mass produced, especially landed by big developer. Setia Alam used to be a suburb area as well, new township takes time to grow. Setia Alam is a suburb, to be exact, Setia Alam is still a huge construction site. Being mass-produced is fine if there are variations in designs. This one looks too uniformed. When the trees and shrubs mature, maybe it will change how the whole place looks and uniformity will be less jarring. |

QUOTE(klangvalleyrookie @ Oct 15 2018, 03:25 PM) Ahem.... the units at Monterey were designed by a prominent architect, whom designed a lot of bungalows with somewhat similar design in s'pore leh.... Dremien in EA also designed by them... lol Well, to err is human. Architects, even the like of the late Zaha Hadid did terrible mistakes in their design. Let alone some ”prominent“ architect that is as good asa speckle of dust in the universe. Similar to design to design in Singapore so what?if it is a piece of shit, it is a piece of shit. Nothing will change that. Many “prominent” architects are clueless as what is practical, Zaha Hadid included. Just because they are architect doesn’t mean they know what they are doing all the time. For ES, the facade of those buildings are more of form over substance. While they are nice to look at, they are IMPRACTICAL, I will stand firm by my opinion. |

QUOTE(BEANCOUNTER @ Oct 15 2018, 10:31 PM) I beg to differ. What type of boundaries has been challenged in terms of design is there to speak of in ES? Nothing that is constructed there cannot or have not been replicated elsewhere technically or artistically. Whilst I like the look of those houses, the fact remains that the ceiling clearance from the roof is too small and dispersal of water too slow with flat roof for tropical climate. It’s impractical. Period.architecture designs are meant to push boundaries. yes, some sections could be overly ambition, but no alteration or adaptation cant solved. I like EW cubism designs very much. Substance to do with proper construction method and not cut corner. Unfortunately IF developer or contractor cut corner here and there, and lack of expertise in the field, it will create problem. also adoption of design plays a great part as well. Beauty does come with price and pain. I used to own a Bauhaus design home by a young Indonesian architect (26yo only when he designed these homes). Practical? most parts but due to poor workmanship, its too costly to maintain. Zaha Hadid, rest in peace, You are one of the greatest architects ever breath on earth. Your designs have continue to allow other architects to follow your footsteps. |

QUOTE(BEANCOUNTER @ Oct 16 2018, 09:42 AM) yes. one of the best designer home streets ever. During my visit, the area where Phase 5 is located looks deserted. Most units are abandoned with rusted railings on those bungalows with overgrown bushes and shrubs. If my memory served me well, Phase 11 has even more varied facade, more than 10 types to choose from with very huge build up.7 facades to choose from (you can choose your façade out of 7 and they will build it for you, if you bought the bungalows during the initial launch time). we have 7 different designs on my opposite view, I liked it very much. but setia on bitten twice shy. they learnt the mistake of non-uniformed facades hence after phase 5, they stopped doing so. Even EW also stopped such offering. |
