The thing is how many cars will turn left for those coming from the second roundabout (south side) heading towards Kesas during the peak hours in the morning?

Or during the evening peak hours, if coming from Kesas towards the roundabout, how many cars will turn left?

The only ppl who will really benefit with the slip roads are those coming from McD side to go into Kesas. (IF they intend to have slip roads from ALL directions anyway)

Phase 2 needs state funds. Talk is easy. When it comes to really implementing it becomes different story. Slow slow wait. KK residents have been hearing same story for 10 years or more already.

Nobody's arguing. Just stating the fact that the slip roads is not much of a help to reduce the traffic congestion at the roundabout.

And the solution of the flyover has no concrete assurance yet. The report just states that city council will apply for state funds. When apply? Confirm will get green light by the state? When project will commence? In 2/3/4 years? When will complete? In 3/4/5 years?

Ya, i dunno about this also but i think they will apply to authorities to open up a junction there or else residents coming from rimbayu/ta/es have to go all the way to the traffic light and u turn back. Lol

I don't know the history of a township with strata-titled landed homes in the Klang Valley but i think DPC was one of the earlier ones that adopted that concept and incorporated a central park. Personally, the landed homes there look decent and very well-maintained (from the outside, anyway). The waterfront commercial area is small but serves its purpose well and the park is a nice place to just hang out and enjoy a little bit of nature. Feels like the township has a close-knit community too. And being only 400++ acres, those who live there happy. Whatever they need is close by.

The thing about DPC is it's successful in implementing this sort of concept for a township and that's why developers are emulating them.

Anyway, that's just my point of view tongue.gif

And i guess...it's time to bring the topic back to ES. Lol. I wonder how was Grandezza's take-up rate. hmm.gif Went to the show units a few weeks back just to kepoh and be in awe. Hahah

Should be by Tropicana. EcoWorld doesn't point out the central park on their master plan even though it's included in the illustration while on Tropicana Aman's website it is shown on their master plan and the details of the central park are given.

I guess won't be buzzing and full of life so soon. Not every buyer will move in next year. Have to patiently wait until 2019 or later for more vibrancy. If the developers can get quality tenants to come to their shoplots/Sanctuary Mall then might be faster to bring it to life

Take a drive and go along the main road in ES. From there itself can see a few units are doing renovations. I have seen one semi D and one linked unit doing reno if i remember correctly

Outside precinct lo. After another drive yesterday late evening, I actually found out it is 4 semi D units being renovated but none of the linked units being renovated. But that's what I can see from the main road only la anyway.
