Hmm. I have the same problem with my Smart Iptv app on 30mbps unifi too. I haven't checked what GHz it's on but i guess it's the default coz i've never changed it. However, at the same time as the buffering was going on on my Smart IPTV app, the stream was flawless on my android box. So don't really know what to do with the Smart IPTV app.

Just want to ask..how is the picture quality for other subscribers in the past 2 days? Especially for the sports channels like SkySports 1-5? I don't know if it's just my eyes or if the picture has some pixels/distortion issues..not sure to be honest..might just be me..

That's perfectly fine. I do that all the time too.
However just make sure that the current stream is stopped and not start streaming from another device.
The system notice that and may cause issues later for the user
