hi sifus, need some upgrade opinion

proc i3 3220
mobo P8B75-M LX PLUS
storage 1.5tb hdd
ram kingston value ram 8gb
gpu msi r9 390
psu seasonic m12ii 620w
monitor res 1080p

planning to upgrade proc to play cpu demanding games : gta v , far cry
not sure to go for which path 1. completely switch to kabylake i5 7400+ mobo +ram will cost around rm1.4k or
2. hunt for used i7 3770 which cost around rm700-800

i check the perfomance of both proc almost the same . maybe i5 7400 will be slightly faster due to ddr4 ram ? not sure bout that
