Hi all, I've an off topic to seek for opinions.

My housing loan interest is 4.6% p.a.
ASNB return around 6% p.a.

It's simply calculations based on paper, I should park muy money in ASNB instead of "top up" my downpayment to 20%.

Am I right? Or there's another factors that I haven't taking consideration yet?

Or I should increase my housing dp to 20% so my monthly commitment of mortgage would be lesser?

OT:

IMHO, better to park in ASX FP...it makes sense.

Housing loan interest is among the lowest around, that's how many people are leveraging.

Higher dp is when banks don't approve of higher loans. Also, if this is an issue to you, better get those flexi loans instead so that you can top up the loan in near future...

Flexi loan has higher cost? I think unless one needs its flexibility better to look for cheaper new loan.

Yes. If staff helpful and got units available. If not, cannot open.
Opening have to be over the counter at banks/asnb/post office.

On paper, choose ASNB as the returns is higher
Having said tat, u need to balance between returns n your mthly commitment (if the sum exceeds DSR)
